Montrose Properties was founded in 1981. We are a local family business that has built up a trustworthy and honest reputation, both with Landlords and tenants. We look after many properties in South Manchester, Stockport and Cheshire, and are always looking for new properties to manage. Property Management is our specialty, we do not sell and are not estate agents, which enables us to focus our resources and manage your property better.

What Montrose will do for you, if we manage your property

• Advise you on realistic rents, tax liabilities, insurance and current market conditions.

• Visit your property and advise ways to improve your rental income.

• We will advertise your property in our offices, in our windows and on our website.

• Arrange viewings for prospective tenants.

• Find tenants with suitable references.

• Set up tenancy agreements.

• Set up rent guarantee if required.

• Arrange Landlords and Tenants insurance if required.

• Carry out gas and electric checks.

• Take full inventory and note condition of property.

• Collect rent on a calendar monthly basis.

• Maintain your property to the standard that you gave it us or carry out improvements if necessary. Our staff have a good general knowledge of maintenance and the problems that tenants encounter, and can usually sort out simple problems over the telephone with tenants. This reduces the necessity to call out repair people and therefore saves you money on unnecessary call out charges.

• Provide accounts and monthly statements.

• Upon receiving notice to vacate from tenants, re-advertise and arrange viewings with current tenants to help have property re-let upon vacation.

• Check tenants out of the property correctly at the end of the tenancy, confirming that all utilities are paid and property left in good order. Have property cleaned if required ready for handover to new tenants or to Landlord.
