Description
An exquisite Edwardian five/six bedroom semi-detached home with annex, offering spacious living accommodation across three beautifully appointed floors plus cellars.
Meticulously renovated to an exceptional standard, seamlessly blending traditional period features with contemporary upgrades throughout.
Extending to over 2,700 sq ft and set on a sizeable 0.3 acre plot (approx) in the highly sought-after Ley Hey area, just a few minutes stroll from the centre of Marple.
With so many distinguising features, here are just a few of the highlights:
Original Features: Many lovely original features have been retained including stained glass windows, fireplaces, picture rails and panelled doors. High ceilings and sympathetic tasteful décor result in a bright and airy feel with a plenitude of natural light. Radiators, lighting and all but one window are modern upgrades but traditional in appearance in-keeping with the period and the requirements of the Winnington and Station Road Conservation Area.
Grand Entrance: A sweeping path leads to the entrance vestibule and a traditional stained glass wood panelled door welcomes you in and sets the tone for this magnificent home. Natural wood herringbone flooring runs throughout the hallway and into the kitchen. To the right, a staircase to the upper floors and beneath, a doorway leading down to the cellars.
Cosy & Traditional Living Room: Large bay window with stained glass inserts, fitted cabinetry and open fire set in original surround and tiled hearth. Carpeted for a relaxed and cosier feel.
The Heart Of The Home: The open plan kitchen dining room to the rear of the property is a recent upgrade combining two rooms into one large culinary hub for entertaining family and friends or simply enjoying time together. A beautifully appointed kitchen featuring striking dark green coloured cabinets with contrasting light quartz work surfaces. A double Belfast sink is a nod to the era sitting alongside high specification branded integrated appliances including a self-extracting induction hob located on the kitchen island. To the back of the room, the dining area's centrepiece is a wood burner sits beneath an ornate wooden fire surround with plenty of room for both dining furniture and seating. Bi fold doors lead out to the decked terrace, a seated area ideal for al fresco dining.
Extensive Mature Gardens: Steps lead from the decked terrace to expansive lawns facing to the east and south in an unusual and larger than average ‘L’ shape making it the ideal leisure space for families and keen gardeners so often lacking in other period properties.
Accessible Living: An addition by the previous owners in 2013, the Annex connects to the main house via the kitchen and features adaptations suitable for wheelchair users. One double bedroom with fitted sliding mirrored wardrobes with connecting (currently unused) door to an accessible wet room with extra wide shower, rising hand wash basin and WC. A laundry with plumbing for washer and dryer is located within the wet room. The sitting room is adorned with floor to ceiling windows extending to the apex, flooding the room with natural light and enjoying views across the rear garden. The annex also benefits from underfloor heating throughout, plenty of storage and external access to the garden.
To The First Floor: Three sumptuous bedrooms. One located to the front with views of leafy Ley Hey, with a bank of mirrored fitted wardrobes, currently a nursery but will easily accommodate a king sized bed. To the rear, a super king-sized double with ornate fire surround enjoying views over the rear garden from the bay window which would make a wonderful window seat. Next door with the same views, another double bedroom, currently serving as a dressing room.
Luxury Bathroom: Indulgent, luxurious and opulent with a nod to both yesteryear and today. With roll top bath, high level WC, walk in shower and hand wash basin encased in a vanity unit with black taps and fitments, herringbone flooring, wall panelling and striking wall tiles.
To The Second Floor: To the second floor, the principal bedroom suite. A spacious double bedroom with eaves storage and featuring original Crittall window. Separate shower room with basin, wc and shower cubicle and off the landing, a dressing room, also ideal as study or optional 6th bedroom.
Driveway Parking: To the front, a well kept garden with driveway parking for multiple vehicles.
Cellars & Boiler Room: c. 341 sq ft of full height cellar space with further crawl space suitable for storage. Two boilers serve the property alongside a large water storage tank. Note: EPC completed prior to installation of new boiler and replacement windows.

Why live in Marple?
Marple is one of those ‘best of both worlds’ locations. Close enough to the city and transport links for commuters yet sits on the edge of the Peak District with rolling countryside on the doorstep.
Ley Hey Road is just a stone’s throw from the centre of Marple and incredibly convenient for the local amenities. In recent years, Marple has welcomed numerous independent retailers, cafes, bars and restaurants giving residents superb choice for their leisure time. Marple is home to a family run traditional independent cinema, the Regent, and it is one of the last remaining in the UK.
There are two railway stations - Rose Hill and Marple - the latter situated just 0.3 miles away. Both operate regular services into Manchester Piccadilly in under 30 minutes. Buses run regularly into Stockport and out to Hayfield, Mellor and Glossop and there's a circular service covering Romiley, Marple and Bredbury.
Children can enjoy the many well-equipped local parks including a skate park in the centre of the town, part of the Memorial Park just a few hundred yards walk from the property. Many of these parks enjoy fabulous views of the surrounding hills. Etherow Country Park in Compstall plays host to a sailing club, Brabyns Park in Marple is well used for weekend sporting activities and by dog walkers and Lyme Park, owned by the National Trust is just a few miles away. The Roman Lakes leisure complex is popular with walkers, horse riders and anglers and more recently volunteers have sought to preserve the remains of Samuel Oldknow’s historic mill. The Middlewood Way is a cycle path, popular with runners and walkers which follows the former Macclesfield, Bollington and Marple Railway line south from Rose Hill to Macclesfield.
The Peak Forest Canal runs for 15 miles between Ashton under Lyne and Whaley Bridge in Derbyshire, passing through Marple through the famed flight of 16 locks, separating the ‘upper’ and ‘lower’ parts of the canal. Follow the canal path and take in the breathtaking views of the nearby Peak District; you are never far away from some outstanding walks.
There is a real sense of community and a number of local events are organised including Marple Carnival and the Food and Drink Festival. All in all, it’s a great place to live.
