Description
Brickworks Says - With its own south-westerly garden and serene view, this fetching house instantly puts you at ease. Combined with its location, close to two local parks and superb transport connections, it's a winner.
This is a home that makes the most out of every square foot. The central, glass-enclosed staircase allows light to flow the length of the ground floor, from the eat-in kitchen to the living room, awash with green from the large decked garden (complete with shed to store away your garden accoutrement). The two principal bedrooms are nicely proportioned doubles, plus there is the bonus of a third room, which makes a wonderful home office. From the crisp, subway-tiled bath to the stripped-down floorboards and soothing colour palette, the entire space feels cool, calm and collected.
The house is a short stroll to Downhills Park and Lordship Recreation Ground, which offer a host of activities for kids and grown-ups alike. Good food, coffee and beer can be found along Philip Lane and West Green Road (at either end of the street) from nearby local stalwarts, including The Palm, With Milk and Pasero. Seven Sisters tube is nearby, too, with the speedy Victoria line connecting to Oxford Circus in 15 minutes.
The Owners Say - When we found this gem of a house, we knew we just had to have it, and we've been so happy with that decision. The house has plenty of original features, like the central stairway, which gives it character and literally makes everything look good. The layout is super well-planned, too, with loads of storage (not to be underestimated).
Our favourite part has been the garden; we've loved inviting our friends around and have hosted everything from barbeques to big birthdays, ping-pong tournaments, and even a blow-up pool one scorching summer.
The most pleasant surprise when moving here was how vibrant the neighbourhood is, and we've become locals at the buzzing The Palm pub and the cocktail bar Ten to One around the corner. Luna d'Amore pizzeria has been a great recent addition (Italian-approved, no mean feat), and Pasero always delivers with frequent guest chefs and pop-ups. We love the area so much that we plan to stay local for our next chapter.
Points To Consider - Energy Performance Certificate (EPC):
Current Energy Rating C. Potential Energy Rating B.
Council Tax:
The property falls into Band D (£2,107 in 2024/25) in the borough of Haringey.
Utilities:
The average monthly costs are £35 for electricity, £55 for gas, and £30 for water. These figures are approximate and naturally change seasonally throughout the year.
Recent work:
The current owners replaced the downstairs windows with designed double-glazed aluminium frames. They also replaced parts of the garden fence and redid the decking.
Getting around:
Seven Sisters is the nearest station. Overground trains and the Victoria line run from here, which means many parts of London are in direct reach. On top of that, numerous buses run along West Green Road and Philip Lane. When it's cold or wet, you can jump on the 230 and quickly get to Tottenham Hale, where you can pick up the Victoria line or speedy trains to Stanstead Airport.

Anything else:
Summerhill Road is a very special street. In Victorian times, the local builders used it to showcase different styles of houses that were available for people to buy. The legacy means there is an eclectic mix of properties on the road, which makes it truly unique and a draw for local historians and fans of architecture.
