Description

A BEAUTIFULLY PRESENTED GRADE II LISTED HOUSE DATING FROM THE 17TH/18TH CENTURY, SITUATED AT THE LEYSBOURNE END OF THE HISTORIC HIGH STREET WITH A DELIGHTFUL SOUTH FACING GARDEN, PERIOD BARN, AMPLE PARKING AND DOUBLE GARAGE.

Wolds End House was built at the end of the 1600's, beginning of the 1700's and forms part of Chipping Campden history. The property is situated at the very end of the part of the High Street known as Leysbourne, at its junction with Back Ends, and is set back from the lane behind a low dry stone wall, with a lawn and borders. The property comprises a most attractive period house with a long, low elevation, built of the local Cotswold stone under blue slate and tiled roofs and having a distinctive arched window with Gothic glazing bars and a lattice porch with a tented lead canopy. The house is Listed Grade II as being of special architectural or historic interest. Although an historic property, Wolds End House has been sympathetically renovated, retaining its beautiful period features of beams, flagstones and fireplaces, including two inglenooks. It is now immaculately presented throughout and fitted to the highest standard with a beautiful kitchen, 4 bedrooms and 4 well-appointed bath/shower rooms.

The house is entered via a welcoming entrance hall with flagstone floor, exposed beam, some timber wall panelling and exposed stone wall. A door leads to a well-proportioned, dual aspect drawing room with a handsome stone fireplace housing a wood burning stove and a lovely bay window with shutters. Across the hall is a formal dining room with exposed beams, magnificent inglenook fireplace and bay window, again with shutters. Steps lead to the bespoke kitchen/breakfast room which is fitted with an extensive range of cream cabinets with Sandyford Sherlock stove, integral appliances and a generous island unit. A door from the kitchen leads into a sun room which cleverly links the main house to a useful and well-fitted utility room and guest cloakroom converted from a former outbuilding which was the old wash house and brew house and benefits from a stone Tudor fireplace. A turned staircase leads from the entrance hall to the first floor bedroom accommodation. There are two pretty bedroom suites on the first floor, both of which are dual aspect with lovely views. Also on the first floor is bedroom three and a family bathroom with a superb free standing roll top bath with claw feet. A further staircase leads to a third bedroom suite on the second floor. This is a fabulous and spacious room with dormer windows, vaulted ceiling, exposed timbers and high specification en suite shower room. Wolds End House enjoys views over the orchard which is now preserved for the community.

The property forms a substantial plot benefitting from a small front garden enclosed by a low stone wall and a driveway with electric gates leading to a gravelled parking area to the rear of which there is a detached double garage. Immediately behind the house is a stone flagged terrace leading onto the sunken garden with a central lawn surrounded by raised flowerbeds and a corner loggia providing a shaded sitting out area. To the rear is a substantial stone barn which features an original cobbled floor and a loft above accessed by external stone steps. This outbuilding has huge potential to be used for a multitude of purposes, given the appropriate planning consent.

Chipping Campden is one of the most beautiful and historic of all the Cotswold market towns. It lies in a fold of the Cotswold Hills in the heart of an Area of Outstanding Natural Beauty approximately 12 miles to the south east of Stratford-upon-Avon and 22 miles north of Cheltenham. The town is well known for its traditional Cotswold architecture, much of it dating back to the Middle Ages. There is a good range of shops catering for most everyday needs as well as a number of specialist suppliers, a library, schools and a doctor's surgery. Cheltenham and Stratford-upon-Avon are the main shopping and cultural centres for the region. The surrounding countryside offers many excellent walks and rides and there are ample sporting opportunities. There is a mainline station to London from Moreton-in-Marsh (about 8 miles) and most West Midland centres are within daily commuting distance.
