noir by david cliff - A SETTING LIKE NO OTHER

Found in the glorious landscapes of Easthampstead Park is this magnificent five bedroom detached family home.

You wouldn't know about this fabulous spot unless you knew it was there… if that makes sense! It is exclusive, tranquil and picturesque…a gorgeous spot which is surrounded by nature.
To reach it, you have to drive down the spectacular approach to the Easthampstead Park Hotel, turn left and follow it to the end (where it starts to feel a bit rural) and eventually you are met by gates! Once they open, follow the lane down for approximately 200 yards and eventually you arrive at this stunning house.

You cannot help but be impressed… It is a glorious double fronted beauty which oozes charm and luxury. Internally it is just shy of 5000 square feet, where you will find a fabulous flow with breath taking features. Natural light hits all of the right areas and it has a wonderful homely quality.. It occupies a generous plot of 2.8 acres which is also home to a magnificent driveway that can easily accommodate 20 vehicles.

Upon entry you are welcomed into a grand hallway with a gorgeous and exposed staircase. Turn left and you come to the living room which has been extended giving you a fabulous space where you can relax and curl up at the end of a long day. You’ll find an impressive brick fireplace with a wood burner giving the room not only a delightful, homely quality but a timeless elegance which is rarely found. There are also double doors to the fabulous grounds just as you’d find in a traditional English country house.
The dining room is separate with plenty of space to accommodate a 12-seat table. The kitchen can be found in the west wing, and it is fully fitted with plenty of cupboards and surface space. There is a delightful eat-in Breakfast area with a separate utility area found just off it where you will also find access to a well sized double garage. Above the garage, accessed through the kitchen and up a winding staircase, you’ll find a bonus area which is light, airy and versatile. It would work brilliantly as a home office, studio, a gym, hobby room, child’s den… the list goes on!

On the first floor there is a stunning landing with a delightful front facing balcony. You will find five bedrooms, the master being the largest that also has a gorgeous balcony giving you breath taking views of the grounds… just imagine relaxing here with a drink at the end of a long day and watching the sun go down…. Can you think of anything better?

Upstairs you will also find two ensuites and a family bathroom that all present beautifully. There is also a sizeable loft which is fully boarded and has scope for a conversion.

As for the garden, well it is just delightful. A beautiful green moat which wraps around the Property with well positioned trees giving you the fabulous feeling of seclusion and privacy. As you walk around it you’ll find a little pathway which takes you through to your very own meadow…. A vast green space which is yours and yours only. to use as you desire.

You have a choice of out buildings, one of which is fully insulated with Wi-Fi and is currently being used as a gym. If you’re partial to a swim, you can indulge in an impressive 12x8m heated pool which is completely covered and can be used all year long.

This home also boasts an impressive carport for four vehicles so if you’re a motor enthusiast, you have somewhere where you can display your toys!
The amenities of the hotel are right on your doorstep, there’s an array of scenic walks to choose from not to mention that it falls into the catchment for some of the area’s most popular schools and provides very easy access to the M4 (A329), Bracknell town centre, Wokingham and Crowthorne!

A quick history lesson…
Easthampstead Park was originally built as one of the hunting lodges within Windsor Park and used by Henry VIII.
It was where his first wife, Catherine of Aragon, was housed during their divorce. It then formed part of the Downshire Estate, belonging to the Marquis of Downshire ( as in the Downshire golf course located behind the hotel)
During WWII it was converted into a boarding school and after the War the Downshire family bequeathed it to the Council to be used for educational purposes.
West Gardens House plus one other property have been built within the footprint of an L- Shaped building that was part of Easthampstead Park and then became a Headmasters dwelling.

In the1990’s the building caught fire which raised it to the ground. The council sold off the land to a property developer and permission was granted for two Properties to be built within the footprint of the original L-shaped building and this is one of them!

This is the pinnacle of countryside living, your very own estate giving you an escape from the hustle and bustle of urban life.

About David Cliff, Wokingham

43a Peach Street, Wokingham, RG40 1XJ
Industry affiliations:

In 2010, after 12 months of planning, the David Cliff Agency opened its doors - one of Wokingham's longest serving and best respected estate agents had returned home to roost. Situated in the heart of Wokingham town centre, and with a carefully selected team of like minded professionals who are passionate about property they are perfectly placed to deliver a first class service. With a wealth of experience they are determined to give a level of service and presentation not seen in our area and the increasing number of distinctive pink boards show that they are surely achieving their goal.

Property is in David's DNA. With over 30 years' experience in property marketing and management, David's enthusiasm has never waned - to the point where he realised that the property business was missing something and he was prepared to inject it. And so the David Cliff Agency was born.

Although David is now running a busy and expanding agency he will always find time for you if you so wish. "You don't get to run a popular, personalised business unless you are prepared to walk the boards, without clients that trust us we are nothing", so you'll often see David in one of the offices talking to customers, mentoring staff, or even feeding the fish!

It's hard not to have come across the david cliff brand, and that's no accident. You'll see distinctive sales and lettings boards of course but also sponsorship of sports and social events along with schools and even the odd bus!

The creation of the Christmas window has now become a true event and reached national press and TV, the strength of a 'genuine' brand is important and creates recall and confidence and that helps you reach people.

In simple terms the brand is caring, supportive, respected and incredibly well known which is the brand you would want to be with.
