Description
Find the house on a pretty residential one-way street, within Brockley Conservation Area. Myatt Garden Primary (popular and highly creative) is on your street - you don't even have to cross a road to get there.
Walk 10-12 minutes for Brockley, New Cross and St Johns stations.
From your hall you have two reception rooms to your left and right. Each is over 12 feet by over 10 feet. The room to your left (a natural TV room) has an original fireplace, stripped floors and alcove shelving. The one to your right has a double-aspect/two sash windows - get your first view of the gorgeous garden here.
Access your huge kitchen/diner via the hall or via reception two. Incorporating an immaculate extension (Ludwig Hollis Architects, 2019), it is over 34 feet by nearly 14 feet, with a big central island/bar and loads of cupboard and counter space. The newer part of the room has built-in seating (with storage), exposed brickwork, and exposed wooden beams. A trio of timber-framed windows slide open onto the first.
There is a large built-in store cupboard/coat closet. You can also access a plumbed utility room with downstairs w.c. Further, there is a useful covered store area (for cycles, camping gear, tools etc.) with door to the street.
Up to the first floor and two double bedrooms rest over the front receptions. One has a windowed en suite shower room. Both have their original (feature) fireplaces.
To the rear of the house from a lobbied area you have a main bathroom (with modern white fittings and an over-bath shower), a third good double (this one is over 14 feet by over 10 feet) and a large single (of 13 feet by over 7 feet). Both of these back bedrooms have generous fitted closets. All of your bedrooms have pale carpets.
Your pro-landscaped walled garden has brick-paved and faux-lawned areas, plus a paved fire pit area next to the garden studio/home office.
There is a real buzz about this locale, in the press and on the ground. You have lots of independent cafes, pubs and restaurants to choose from. We're particularly fond of The Broca cafe and Browns of Brockley (right by Brockley station), Ellary's and Mauby restaurants on Harefield Road, and Meze Mangal on Lewisham Way.
Lewisham Arthouse is at the end of the road for interesting exhibitions, plus drawing, ceramic and photography classes. And contemporary gallery: Goldsmiths CCA, is local too.
Of the weekend, check out Brockley Market, or saunter down to The Maritime Greenwich UNESCO World Heritage Site.
In the other direction, Peckham and Camberwell are a short bus ride for more options.
Green-space? Luxmore and Friendly Gardens are both local, or check out Hilly Fields (Hilly Fields - with park run, holiday camps and tennis courts), Telegraph Hill's Victorian parks, Nunhead's beautiful cemetery or Peckham Rye Park and Common's 113 acres.
Schools? Local schools with nurseries include Myatt Garden, Ashmead, Haberdashers', John Stainer and Edmund Waller primaries.
