Description

Beautiful former rectory, set in gardens and grounds of about 15.51 acres, with far-reaching rural views across a spectacular and unspoilt West Somerset landscape.

Description

The Old Rectory provides the setting for a wonderful family home in this most unspoilt rural location. The building, which faces almost due south and is not listed, dates from the mid 1850s, and has been significantly modernised and improved by the current owners to a high standard throughout.

With accommodation extending to over 4,900 sq ft, arranged over three floors, and a cellar, there is plenty of space for a large family and entertaining on a grand scale. Original features include sash windows with shutters, stripped wooden floors, open fireplaces and tall ceilings with original cornicing and covings.

The ground floor comprises a reception hall with elegant staircase rising to a galleried first floor landing, and doors opening to a boot room and ground floor bathroom and WC. Three reception rooms at the front of the building, include a study, dining room and sitting room, each with open fireplaces and sash windows, overlooking the gardens to views beyond.

The kitchen/breakfast room has been beautifully appointed to include a large island, modern integral appliances and an Aga. Leading off the kitchen is a utility room. There is a door to the garden and terrace in front of the house. The 'courtyard' room has been cleverly adapted and extended to create a bright and spacious living space with glazed atrium, which links to a gym room, or study if required.

On the first floor, there are four generous bedrooms at the front of the building, two of which share a shower room. Each of these bedrooms benefit from the expansive views to the south. There is also a wet room and laundry room on this floor. On the second floor, there are two further linked bedrooms, and a shower room.

Outside, the house is approached via a tree lined private driveway, which leads to a gravelled parking and turning area. There is further parking within the double and separate single garage. The gardens are a delight and have been meticulously planted and landscaped to provide a wide selection of mature trees, shrubs, and borders, with colour throughout the year. A substantial terrace in front of the house offers plenty of seating areas from which to take in the magical rural views.

In addition to the house and outbuildings and with its own entrance suitable for large vehicles, there is a beautifully equipped stable yard, with five loose boxes, a feed store and tack room as well as a substantial open barn. There is also a magnificent sand school, beyond which there are a series of paddocks and meadows, which run down towards the property's south and eastern boundaries. In all, the land extends to just over 15.5 acres.

Location

The property is situated on a spectacular elevated site enjoying panoramic and far-reaching views over the West Somerset Vale towards the Blackdown Hills. To the north are The Brendon Hills, which form part of Exmoor National Park, renowned for its unspoilt rural landscapes and opportunities for outdoor activities, including fishing and watersports on the nearby Wimbleball and Clatworthy reservoirs.

For those who enjoy walking, cycling and riding there is a network of foot and bridle paths in the vicinity from which to explore the surrounding beautiful and unspoilt countryside.

Local amenities can be found in Williton to the north, or Wiveliscombe to the south, where there are also primary and and secondary schools. There are also a variety of private schools in the area including Wellington School, Blundell's at Tiverton, Kings Hall, Kings and Queens in Taunton.

Communication links to the area are good, with the M5 at Taunton, Wellington and Tiverton. Train stations in Taunton and at Tiverton Parkway (M5 Junction 27), have regular direct services to London Paddington in about 2 hours (1hr 45min approx from Taunton), and there are airports at Exeter and Bristol, providing regular flights to UK and International destinations.
