Description

A handsomely brick fronted, expertly developed, four bedroom Victorian townhouse, sat just moments from South Woodford tube and the bustling social hub of George Lane. Artfully appointed throughout, this is a grand find.

From the front lounge laid halfway open to the hallway, to your skylit kitchen/diner and smartly finished bedrooms, the love, care and attention that's gone into this family home is evident across all 1400 square feet.

IF YOU LIVED HERE...

Step past that stately brick frontage, through a handy storm porch, and into your uniquely designed hallway. Laid open to the lounge from hip height, the entire expansive space is smartly finished in sleek pastel green. Totalling around 300 square feet between the bistro shuttered bay window to the front and the open plan kitchen/diner at the rear, with engineered hardwood underfoot and ornate vintage detailing overhead, this is a superb introduction.

Your kitchen/diner's just as compelling, 250 square feet and skylit, with a luxurious, floor to ceiling suite of cabinetry, topped with marbled work surfaces and home to high end integrated appliances. A substantial kitchen island takes centre stage and engineered herringbone runs underfoot all the way into the large dining area, bathed in light from the rear wall of bifolding patio doors giving out onto the garden - a secluded mix of stepped decking and lawn.

Upstairs and your principal bedroom echoes the front reception with its impressive proportions, high ceilings, bistro shuttered windows and pastel green palette. A jet black vintage hearth and sparkling white mantel sit between floor to ceiling integrated wardrobes. Bedroom two is a handsome double currently in use as a home office, while your family bathroom features a freestanding tub and stroll in rainfall shower cubicle. Two more bedrooms, including a charming, blue and white striped nursery, complete things on the second floor.

Outside and South Woodford's bustling social hub of George Lane is less than five minutes on foot. Here you'll find an ever evolving range of shops, cafes, restaurants and gastropubs, plus all your day to day amenities. There's even a beloved art deco Odeon cinema just up the road. South Woodford tube station is also just moments from your new front door, for the Central line, direct eighteen minute trips to Liverpool Street, and a door to door City commute of well under half an hour.

WHAT ELSE?

- The endless open greenery of Epping Forest is just twenty minutes on foot, and well worth the stroll whenever you want to lose yourself in nature.
- The Railway Bell is just next to the station. Bright, welcoming and family friendly it's a good choice for your new local.
- You have a good choice of local schools, with a total of twelve primary and secondaries all within a mile on foot.

A WORD FROM THE EXPERT...

"South Woodford was home for the first 25 years of my life. As I get older, I realise how lucky I am to have grown up here, an area with such fantastic schools, amenities and green space. George Lane is the main hub, where you’ll find the Central line station, as well as a great selection of supermarkets — M&S, Sainsburys, Waitrose and a Co-op. On top of this, is a fantastic choice of bars, pubs and restaurants, as well as an Odeon Cinema, library and gym. You really do have everything on your doorstep. Personal favourites for food include the Japanese takeaway Sakura, and newly opened independent cafe Bobo & Wild. South Woodford boasts a great stock of Victorian/ Edwardian family homes, as well as newer purpose-built blocks of flats and conversions, so attracts families and young professionals. It has great transport connections to the City and Canary Wharf, and with Epping Forest on your doorstep, it’s got the perfect balance of everything you need. My favourite local spots for walking are the Hollow Ponds, and the tucked away Elmhurst Gardens, with its two tennis courts. The nearby Woodford Dog Park is also a favourite, where both dog and owner meet up with their regular pals! All round, it’s a great place to call home."
