Description

A unique opportunity to acquire this highly individual, thoughtfully designed four-bedroom detached family home, enviably set on one of the most prestigious roads in Toddington, offering nearly 2,700 sq ft of flexible and beautifully presented accommodation.

Ground Floor
As you approach the property, the feeling of exclusivity and privacy is immediately evident, with tall, well-tended hedging enclosing the front perimeter and screening a double-width driveway, which provides ample parking for several vehicles. In addition, a double garage—with up and over doors—ensures secure parking and extra storage.

Step inside the welcoming entrance hall, where you’ll find a convenient cloakroom to one side, perfect for guests. The kitchen is well-appointed with a comprehensive range of floor and wall-mounted units topped with light-coloured work surfaces, and features a number of integrated appliances as well as space for freestanding white goods. Tiled splashbacks and floors offer practicality, and a serving hatch links the kitchen directly to the sociable dining room, enhancing the space for entertaining.

The dining room itself is truly impressive, comfortably accommodating both dining and casual seating areas. Double doors flood the room with light and open out into the garden, while a striking corner staircase ascends to the first-floor living accommodation. To one side, stylish glazed brick arches lead you to a generous family room—measuring an impressive 17’6 x 11’7—ideal as a snug, playroom, or additional sitting area, with French doors opening onto the rear garden for effortless indoor-outdoor living.

At the far end of the ground floor, the master bedroom suite offers a tranquil retreat, featuring a wall of bespoke built-in wardrobes and a modern en-suite shower room. The en-suite is finished with half-height tiling, a shower enclosure, wall-hung basin, low-level WC, and twin windows that flood the space with natural light. Three further double bedrooms are all thoughtfully arranged to capture garden views and are served by a contemporary family bathroom—complete with a panelled bath, separate shower cubicle, vanity basin, and sleek white tiling for a fresh, modern look.

First Floor
The principal reception room—on the first floor—makes an incredible impact. Spanning an impressive 32’7 x 16’7, this stunning living room boasts a dramatic vaulted and beamed ceiling, creating a real sense of grandeur and theatre. Dual-aspect windows ensure the space is flooded with natural daylight and offer sensational, far-reaching views over open countryside, providing an ever-changing backdrop and a true sense of peace and seclusion. The sheer scale and flexibility of this space lend itself perfectly to both family relaxation and larger-scale entertaining.

Outdoor Space
The southwest-facing rear garden is a secluded, private haven designed for low-maintenance living. Predominantly paved for ease, it offers ample space for dining, entertaining, and relaxation, while thoughtfully raised borders, filled with established shrubs and flowering plants, create year-round interest. Timber fencing provides a secure boundary, and the layout maximises sunlight throughout the day.

About Urban & Rural Property Services, Toddington

16 High Street, Toddington, LU5 6BY
Industry affiliations:

Toddington is a beautiful village designed and built around a large central green which provides a delightful focal point for the almost 5,000 residents that call it home. It is positioned five miles north-north-west of Luton, four miles north of Dunstable and six miles southwest of Woburn and offers superb commuter access to the M1 as well as the nearby mainline railway stations in Harlington and Flitwick.

Dating back to the thirteenth century the village now offers a vibrant, bustling feel, combined with an authentic sense of community and has a wide range of shops including hairdressers, beauty salon, opticians and traditional bakers. It is also well served by three public houses, The Oddfellows, The Bell and The Griffin, in addition to Red Chilli offering high quality Indian cuisine.

Schooling within the village operates on a three-tier system with St George's Lower positioned on Manor Road, Parkfields Middle nestled in Park Road itself before moving onto Harlington Upper School located less than three and half miles, or 8 minutes, away, with all having a particularly good reputation.

On the Northern edge of the village is Toddington Manor which is a stunning Tudor Manor house with a deep, rich history predating the Norman invasion of 1066, visited by Elizabeth I in 1563 where she knighted the owner, Henry Cheney. In more recent, light hearted village history Kevin McCloud, presenter of TV show Grand Designs was born and raised in Toddington, English poet William Blake is said to have drunk in the, now converted, Angel pub, whilst child actor Jack Wild, best known for his role as the Artful Dodger in the film Oliver is buried in the parish cemetery.
