Description

A pretty period house situated on Queen Street in the centre of Hook Norton which has been thoughtfully designed and maintained by the present owners. All the rooms throughout the house have their own individuality and character ranging from period to modern features. A very comfortable home for the modern family.
There is a well proportioned hallway at the centre of the property with flagstones, exposed beams and an inglenook fireplace with a wood burner. The sitting room is well proportioned with French doors to the front terrace, access to the cloakroom and cellar. The recently modernised kitchen has a range of wall and base units, integrated appliances and has been designed to a high standard. From the kitchen there is a large open plan dining area with French doors and numerous windows allowing for an abundance of natural light. A useful utility room completes the ground floor.
On the first floor there are four bedrooms with one at present being used as a sitting room. The first two bedrooms on this floor have ample storage, individual basins and period features. The other two bedrooms and bathroom would make for a useful separate living area for a family member. The main bedroom on the second floor has good views over the church, a dressing area and a beautifully designed en-suite bathroom.
There is also a very useful modernised outbuilding with a shower room, ideal as an office or gym, with the added benefit of having two floors/rooms.

Outside

The garden is situated to the front of the house which is primarily laid to lawn and enclosed by a stone wall. There is ample parking for numerous vehicles, an electric car charging point, and bespoke iron gates.

Situation

Hook Norton is located south west of Banbury towards the market town of Chipping Norton. This is a large ironstone village in rolling countryside on the Warwickshire border. On the western edge of the village, the road leads to the Hook Norton Brewery producing fine ales by traditional methods. The Church has a commanding position within the centre of the village, with a 15th Century tower. The village has a range of local shops, a post office, an active sport and social club and both doctors and dentists surgeries. There is also a choice of public houses, a parish church and a Church of England primary school. The house is in close proximity to the tennis and sports club, butchers, library and school.
