Description

An exceptional Grade II* Listed Queen Anne former Vicarage in a stunning setting on the edge of this sought after village.

Description

Mildmay House, the former vicarage to the Church of St Mary The Virgin in Twyford, is situated on the southern edge of the village with wonderful west-facing rural views towards the water meadows of the River Itchen. This immaculate Grade II* Listed former vicarage with its impressive symmetrical Queen Anne façade offers accommodation typical of a property of this era, which has been beautifully and sympathetically modernised by the existing owners to now offer a first class family house of exceptional quality.

The extensive accommodation extends to approximately 5,156sq.ft. arranged classically on the ground floor with all the principal reception rooms coming off the reception hall. The large drawing room is formidable with its high ceiling, large fireplace, ornate cornicing and doors out on to the garden; the dining room, equally impressive, again with a door out to the garden and again with features typical of a property of this era. There is a large separate sitting room, beautiful kitchen and breakfast room, snug, utility room and ground floor cloakroom. An area above the garage has created an excellent laundry/store room, and in the basement is a superb wine cellar which has been expertly racked and beautifully lit, creating a further feature to this
wonderful house.

On the first floor there is a superb principal bedroom with bathroom and adjoining dressing room, two further large double bedrooms including a guest suite with an en suite shower room, and a large separate bathroom and separate cloakroom. On the second floor there are three further excellent double bedrooms.

The property is approached through electric wrought iron gates leading into a large gravelled courtyard area. The garage can be found adjacent to the house. There is a superb barn with access to the lane which could be used for further garaging or indeed, subject to the necessary planning consents, converted for other uses. The barn forms part of the coach house, which has been converted to create a wonderful office and ancillary accommodation to the main house in the form of a well proportioned 1-bedroom cottage. The cottage has a double bedroom, bathroom, kitchen and sitting room with a connecting door to the office, the office could be incorporated within the cottage if larger accommodations were required. On the ground floor of the coach house is a separate workshop/stable. At the eastern corner of the courtyard is a superb greenhouse, and steps lead up from the courtyard to the front gardens of the house, with pathways leading to both the side door and the main front door of the property.

The gardens are delightful, overlooking the church to the front and bordered on their western side with a low brick wall. The gardens extend around to the southern side of the property, past the doors leading into both the dining room and drawing room, and round to the rear of the house. The gardens are laid mainly to lawn to the rear, with a magnificent Cedar of Lebanon tree one of a number of impressive mature trees. The gardens lead up to an upper terrace, reputedly used in Tudor times as a bowling alley, and from here through wrought iron gates on to the upper walled garden. Secure and partly walled, it would be the perfect location for a swimming pool, if required, subject to
the necessary permissions.

Location

Mildmay House is situated on the southern edge of the popular village of Twyford adjacent to the church of St Mary The Virgin and a short distance from the centre of the village, which has a good post office/shop with coffee shop, doctor’s surgery, chemist, garage, 2 public houses and a cricket ground. The nearby city of Winchester provides first class recreational, shopping and cultural facilities, with the large hub of Southampton approximately 11 miles away.

Mildmay House is superbly located for some of the best prep and secondary schools in Hampshire. Twyford Preparatory School is in the village, with Winchester College, Pilgrim’s Prep School and St Swithun’s School for Girls all within easy reach at nearby Winchester. The area also offers a number of well regarded state assisted schools including the superb Peter Symonds 6th Form College in Winchester, and King Edward’s School in Southampton.

The property is beautifully located for access to the railway stations at Winchester and most importantly at Shawford, a short 10 – 15 minute walk across the water meadows providing access to the station with its service to London Waterloo. Winchester also has a service to Waterloo (approximately 59 minutes). The M3 is only 1½ miles away and provides convenient access to the South Coast, New Forest and London. The A34 connects Winchester to Oxford and the Midlands, and the West Country can be accessed via the A303

Square Footage: 4,929 sq ft

Directions

From London leave the M3 at Junction 11, turning left at the traffic lights signposted Twyford. After about a mile and past a series of cottages, turn right into Church Lane and follow this to the end, where the church will be seen on your right-hand side, and the barn and entrance to Mildmay House will be seen almost directly in front of you.
