The site is presumed to have previously been in use as the garden area for a public house, which following Tesco’s acquisition has since been unused. The land parcel is largely level and grassed.

The subject land parcel is situated in the London Borough of Sutton, a short walk from Sutton Common Thameslink Station, around two miles south of Morden underground station and just south of Rosehill recreation ground. The site is bounded by private residential properties to the north and west, and a Tesco Express store and it’s customer car park to the east and south respectively.

Freehold offers will be considered on either an unconditional or ‘subject to planning’ basis.

The site was subject to an application in 2010 for one detached 3 bedroom house, along with six 2 bedroom terraced houses, which was refused. Subsequently in 2018, an application was made for a terrace of three houses with associated access, parking and amenity space, also refused with reference to ‘overdevelopment’.

It is considered possible an application addressing prior reasons for refusal may have a prospect of success, however interested parties should obtain their own independent town planning advice.
