Description

Positioned at the end of a no through lane and occupying a glorious, elevated position with views across Fonthill Estate below is Hill Cottage, a wonderfully versatile, detached, period family home set in 3 acres of gardens, woodland and a swimming pool.

The arrangement and flow of the accommodation is a particular feature, set over 2 floors and boasts excellent versatility in how it can be used. The ground floor accommodation comprises a traditional farmhouse style kitchen/breakfast room with space for a breakfast table. Beyond is a formal dining room with an open fireplace and a cosy everyday snug with a log burning stove. The wonderful library, or rear lobby, has French doors that open out to the rear garden, and leads through to the triple aspect sitting room which also has a focal point fireplace. Completing the ground floor accommodation is a cloakroom and a generous utility/laundry room. The covered entrance way joins the home to the substantial attached studio. This wonderful space holds endless possibilities as a studio, annexe or further living accommodation.

On the first floor there are three well-balanced bedrooms. The principal bedroom has a range of built-in wardrobes and an en-suite shower room, as well as stunning dual aspect views across the gardens and rolling countryside beyond. The remaining bedrooms are well proportioned and are serviced by a family bathroom.

We thoroughly recommend an internal inspection at your earliest opportunity to appreciate the deceptive accommodation this home offers. A viewing is highly recommended.

Outside

The home occupies an elevated potion at the end of a no through lane. The driveway sweeps up to the front of the home where there is ample parking for multiple vehicles and an attached oversize garage.

The gardens and grounds extend to circa 3 acres consisting of formal garden, a swimming pool and established private woodland. The formal gardens wrap around the home. There is a choice of entertaining and dining terraces that extend to the rear. The external swimming pool is positioned on an elevated terrace above the home, the perfect setting to enjoy the spectacular views to the west and enjoy sunshine all day. The mature, undulating lawn then extends away to the west with contoured floral and herbaceous borders before meandering into the woodland beyond. There is a further gated access into the woodland for ease of maintenance.

There is a useful, sizeable stable block on the southern boundary, an ideal blank canvas to create a party barn or entertaining space as the view is jaw droppingly good!

Situation

The cottage is situated in the heart of Fonthill Gifford, a sought after village in the Nadder Valley and surrounded by some of the most picturesque countryside in Wiltshire. The village is home to the renowned Beckford Arms Hotel and local services are close by in Tisbury, a thriving village with an excellent range of shops, a doctor, dentist, deli, restaurants and a mainline railway station. For a wider range of services and amenities it is an easy drive into Salisbury to the east or Shaftesbury to the south.
