To the rear, a more formal lounge awaits, complete with a working fireplace and a lovely view out to the garden. A study sits at the back of the home, offering an ideal work-from-home space or the perfect playroom for children. The formal dining room seamlessly flows through to a bright and airy breakfast room, which benefits from direct access via French doors to the garden beyond. The farmhouse-style kitchen is fitted with timeless shaker-style cabinets with a central island, providing space for informal gatherings. A large utility room conveniently adjoins the kitchen. On the first floor, you will find four generous double bedrooms, three of which enjoy fantastic rear-facing views of the garden. A family bathroom, shower room, and separate W/C serves the bedrooms. The second floor features two further bedrooms, including a large double with fitted storage. A sizable storage cupboard completes this floor.
Outside, the garden is a true haven, offering two thirds of an acre of lush greenery, surrounded by mature trees and shrubbery-creating a private escape. A paved patio extends from the property, providing an excellent space for entertaining, with steps leading up to the well-manicured lawn. The attached double garage sits to the side of the property, while the sweeping driveway offers ample parking for multiple vehicles.

When Croydon Municipal Tramways reached Purley in 1901, the Estate was finally within commuting distance of London, bringing his vision a 'garden suburb for city men' one step closer.
