Boasting magnificent city skyline views from an elevated street in sought-after Blackford, this four-bedroom, two-bathroom split-level bungalow offers spacious, flexible, and light-filled accommodation, with modern fixtures and fittings and mostly neutral décor. The home is sure to appeal to growing families and accompanied by lovely gardens and private parking, and it lies within easy reach of excellent everyday amenities, transport links, and some of Edinburgh’s most cherished green spaces.

The main entrance is tucked to the side of the property and opens into a practical entrance vestibule, flowing through to a hallway with built-in storage and a useful, stylishly tiled two-piece WC with vanity storage. The living room and dining room enjoy a sociable open-plan layout that is ideal for everyday family life and entertaining alike. Both areas are lit by dual-aspect glazing, including two sets of large patio doors capturing natural light throughout the day, framing far-reaching, iconic views of the city skyline, and opening onto a raised balcony.

The room is elegantly decorated with delicately detailed accent wallpaper, classic coving, and comfortable carpeting, and plenty of space is provided for configurations of lounge and dining furniture.

The kitchen is very well-appointed with a wide range of contemporary wall and base cabinets, spacious wood-styled worktops, and matching splashback panelling, with neatly integrated Neff appliances contributing to the sleek, modern finish. These include a double oven and grill, a hob, an extractor fan, a microwave, and a dishwasher, whilst provision is made for a freestanding fridge/freezer and an undercounter washing machine. The kitchen also benefits from a breakfast bar, ideal for morning coffee, and garden access.

The home accommodates four well-proportioned bedrooms, with the principal boasting the same views as the reception room and benefitting from an en-suite shower room, whilst two others enjoy built-in/fitted storage. The smaller bedrooms could be utilised in different ways to suit the new owners needs, if desired, such as a home office if a quiet space is required to work or study from home.

The principal bedroom’s en-suite comprises a large shower enclosure, a WC-suite set into storage, and a towel radiator, whilst the stylish family bathroom completes the accommodation on offer and comes replete with a bath with an overhead shower and a glazed screen, a basin set into vanity storage, and a WC. The family bathroom and separate WC are both equipped with underfloor heating.

Gas central heating and double glazing ensure optimum comfort and efficiency all year round.

Extras: All fitted floor coverings, window blinds, light fittings, and integrated kitchen appliances will be included in the sale.

Excellent private parking is provided by an attached double garage.

About Thorntons Property Services, Edinburgh

City Point, 3rd Floor 65 Haymarket Terrace Edinburgh EH12 5HD
Doing what's right for over 150 years

Thorntons' roots can be traced back to 1857. Over the generations, Thorntons has grown significantly and we now have offices across Scotland in Dundee, Edinburgh, Fife, Perth and Angus.

As well as providing high quality advice and exceptional client care, we play an active role in supporting the communities we serve. Either by providing rewarding careers or giving something back through our support of social causes and charitites.

We don't do this because we have to; we do it because it's the right thing to do.

Estate Agency

We have been helping Dundee, Fife, Angus and Perthshire families with their property needs for generations. Throughout our long history and through ever-changing property markets, we have always focussed on what our clients need, and delivered services built round them. Recently we have expanded our estate agency operation into the Edinburgh Area.

From the 1960s onwards, Thorntons grew to become the largest Scottish-based solicitor estate agency in our operating area. In the 1980s, we became the first local solicitor estate agent to open the now-familiar high street property shop. A significant game-changing merger in 1990 transformed the estate agency landscape locally and the firm expanded, opening bustling property shops throughout Dundee and Angus. These property shops gave buyers and sellers their first experience of the one-stop shop' approach by providing a full range of complementary estate agency and legal services.

Building on these solid foundations the firm continued to grow and develop our offering for clients. In the early 1990s we expanded into Perthshire. Recent expansion has been into Fife in 2014 with mergers with the successful firms Murray Donald and Steel Eldridge Stewart. This was followed up with expansion into Montrose merging with Watts in 2015, and with Clarkson Hamilton in Kirkcaldy in 2016. Thorntons have an established legal office in Edinburgh and in Summer 2016 we expanded our services when we launched our new Estate Agency and conveyancing Edinburgh operations. In September 2017 we acquired Pagan Osborne who had offices in Edinburgh, St Andrews, Cupar and Anstruther. This acquisition cemented our place as the largest Estate Agent within Fife.

A number of key staff in our property team have been involved in the evolution of this highly successful operation over recent years. They have witnessed the expansion of the firm's market share in both existing and new build property sales, particularly evident in the boom years from 2004 to 2008. During that period the residential property market provided tremendous opportunities for the firm to harness its strengths and invest for the future.

During the less buoyant years which followed, we continued to move forward and prepare for the resurgence of activity in the property market. Even when the market was at its toughest, we continued to invest in our people and systems to maintain our position and deliver the best service for sellers and buyers.

The last 25 years have seen tremendous changes in market demands, with new technology and online opportunities opening up innovative ways for us to deliver services to clients. As well as extending our online client communication we have also invested strongly to provide late night and weekend openings. This ensures buyers and sellers can speak to someone in our branches who will be able to help - at a time that suits them.

Our strong involvement with the local solicitors' property centres continues and forms an important part of our offering. We have also embraced newer nation-wide online platforms to give sellers the widest choice possible.

We continually look to provide our services in an innovative and flexible way - always with the emphasis on what our clients need. And we look forward to building on our past as we continue to deliver top quality estate agency and property services across Edinburgh, Dundee, Fife, Angus and Perthshire into the future.
