In the Owner’s Words

Hello – I’ve had the privilege of living in this incredible home since it was first built. My family and I moved in on a bright, hot July day in 1993, having first discovered the house on the 5th of May that year.

I vividly remember our first glimpse. We were looking for new builds in the area when we passed a sign declaring a show home by a respected local builder, Peter Smith of Maddocks Homes. We reversed the car, turned into the walled courtyard and were immediately entranced — it felt like crossing a drawbridge into a peaceful oasis. We had entered our own “Englishman’s Castle”, a wonderfully safe and secure place to call home.

Without thinking, I said aloud, “This is our home.” There was no doubt in my mind — something about the house just felt right. We made our offer that weekend, and by Monday the builder called to say the open day had been a huge success. I smiled, knowing in my heart we’d already found where we belonged.

We named our home Carmel after our shared love of California. On a family trip along the Big Sur and the 17-Mile Drive, we ended up in the town of Carmel and didn’t want to leave. When choosing a name, my sister — ever dry with humour — said, “We’ll call it Carmel. It’s the only way we’ll ever afford to live there.”

We arrived in Bookham as strangers from southwest London and quickly thrived in the village community. The schools are excellent, the high street charming, and the community spirit is warm and welcoming. We’ve enjoyed countless events at the Old Barn Hall, wonderful meals at nearby pubs and restaurants (the local Chinese is, in our opinion, the best in the southeast!), and beautiful walks through Polesden Lacey, Norbury Park, Shere, Box Hill, and the Bookham Commons. Our cockapoo Emily would be quick to tell you this is a dog walker’s paradise.

While we relish being surrounded by nature, we’ve also appreciated how easily connected we are. Trains into central London take just 40 minutes, the M25 is three miles away, and both Heathrow and Gatwick are within easy reach.

Over 31 years, this house has seen us through life’s highs and lows — always providing warmth, safety and joy. The garden, planted with care and love, blooms into a lush green haven each summer. In spring, we’ve always looked forward to the dancing daffodils, wisteria and cherry blossoms. This house has gifted me and my family countless memories, which I will carry with me into retirement.

Now, as the last of our trio, it’s time for me to downsize. But this home is far from ready to retire — it longs to be filled once again with voices, laughter, love, and everyday life. I hope you feel the same sense of belonging and joy here that we have.

For secondary education, Howard of Effingham School is an Ofsted ‘Outstanding’ academy, known for its academic success and inclusive ethos, just a few minutes' drive away.

There’s also a wealth of excellent private schools within easy reach, including:

St Teresa’s School, Effingham – an independent day and boarding school for girls

Downsend School – a leading independent prep school with a senior school option in Leatherhead

City of London Freemen’s School, Ashtead – a highly regarded co-ed day and boarding school

Nurseries and preschool options in and around the village are equally well-regarded, with Bookham Barn Hall Nursery, Busy Bees Leatherhead, and Little Bookham Montessori all offering flexible and nurturing early years provision.

For families seeking long-term education options within one central location, this area truly offers a complete journey from preschool to sixth form — with peaceful surroundings and strong academic results.

Gatwick and Heathrow airports are both within 30–40 minutes by car — ideal for family holidays or business travel

Local Shops & Supermarkets:

Bookham High Street itself offers a village butcher, Co-op, bakers, chemist, post office, coffee shops, and several friendly independents — ideal for everyday essentials. You’ll also find a Tesco Express and independent wine shop just a short walk away.

For larger supermarkets and retail:

Leatherhead (approx. 10 mins) offers a larger Waitrose, Sainsbury’s and Lidl, plus a newly redeveloped leisure centre and shops

Guildford (approx. 25 mins) and Kingston (approx. 30 mins) provide a full range of high street brands, department stores, and dining

Cobham, Dorking and Ashtead also offer boutique shops, cafés and weekend markets for those who love a bit of a local browse
