Description

An impressive bespoke new build from 2008, set in a quiet country lane between Wadhurst and Frant.

Description

Designed by the well known local architect Stephen Langer, an impressive bespoke replacement dwelling from 2008, in this tucked away, semi rural setting between Wadhurst and Frant. The accommodation is attractively presented and the house offers great character, inside and out, set within about 2.63 acres of garden and grounds.

The elevations feature sandstone elevations under a clay tiled roof and heritage style double glazed windows. Inside, there are generous ceiling heights, with much use of oak to the flooring, staircase and ceiling beams, plus exposed brickwork, which includes a feature double opening fireplace, with wood burning stove, linking the two main semi-open plan reception rooms.

The house enjoys good links outside to the garden, with terracing to the formal side garden and a decked entertaining balcony to the rear, enjoying a wooded outlook and a view through to neighbouring fields.

Features include a semi-open plan layout to the ground floor, with a country style kitchen, including painted units with black granite worktops and twin sinks, centre island unit opposite a traditional, oil fired four oven Aga with hot plate, recessed plumbed in fridge/freezer, conventional oven and microwave, concealed dishwasher. Also, the family room/study features an exceptional oak pitched ceiling design.

The lower ground floor could be self-contained and provides for a full size second kitchen, two bedrooms, a bathroom, sitting area and a good store room (with potential for a cinema or gym). This level has the staircase up to the first floor and opens out through French doors onto a lower rear terrace, with a delightful wooded outlook and with steps up to the raised ground floor deck entertainment terrace.

On the first floor a galleried landing leads to a principal bedroom, with dressing room and full bathroom, ideally placed to enjoy the view. Then there are three further bedrooms, one with en-suite shower room and a full family bathroom.

Outside, the front drive has electric wrought iron gates and a stone retaining wall to the garden, with outside lighting. Parking for several cars and an oak frame open double garage with log store to the side.

The rear garden slopes away from the house, with a decked entertainment area to the rear and a lower stone terrace. Further large side terrace to the lawn garden and views through the trees to the neighbouring land.

The plot is tucked away from the lane with tall mature tree screening providing privacy.
