Description

The Property
***** The rarest of finds*****

A stunning, spacious and beautifully presented 2 double bedroomed ground floor apartment found within this former detached manor house to the south of Truro City. Sympathetically and tastefully updated and offered in exemplary condition. There is an abundance of period character including high skirting, chair and picture rail, deep cornicing, ceiling roses, sash windows, a galleried hallway and hotel/spa style bathrooms and strikes the perfect balance of period grandeur and contemporary living.

Entrance
Approached via an entrance vestibule, there is a communal entrance hallway which leads to the apartment. Upon entry there is a cloakroom with for jackets, bags and shoes, you are then greeted with a wide and high ceiling galleried hallway with automatic movement sensor gallery lighting.

Open Plan Living
This leads to the a huge and very grand lounge/dining room 30' x 18'4" (9.14m x 5.62m) with 12'8" high ceiling and bathed in light from the full height floor to ceiling canted bay sash windows. Within the room, there is a carved limestone fireplace with a granite hearth incorporating a 12kw wood burner. Via an archway, one finds an excellently fitted kitchen with porcelain tiled flooring with under-floor heating, granite working surfaces and window sill and integrated appliances including a double oven, dish-washer, five ring gas hob, extractor hood and a fridge/freezer. The cupboards are of solid oak and the contemporary under-mounted stainless-steel sink is complimented with an ‘insinkerator’ waste disposal unit and filtered water switch.

Bedroom
Via an inner hallway which also has automatic lighting, one finds the main bathroom with contemporary white wall hung sink, wc and bidet, beautifully finished with large format floor-to-ceiling porcelain tiles. The hallway then leads to two generously sized double bedrooms, one with an en-suite shower room also finished to the highest quality with large format contemporary porcelain tiling and under-floor heating. All sanitary ware is of the highest quality throughout.

Outside
To the exterior, there is a single garage, allocated parking space and generous parking for additional vehicles and visitors. The grounds consist of a large lawned area with side borders with mature trees and immediately to the exterior, with a south facing aspect, is a generous block paved sun terraced. There are also other sitting out areas to take advantage of sunny days.

Approached up a private driveway which is tree lined with borders stocked with mature rhododendrons. Exquisite apartments like this do not come up for sale very often and this is certainly one not to miss.
