Fourth floor apartment in iconic building beside world-famous Old Course

Description

Thomas Hamilton commissioned The Grand Hotel immediately behind the 18th hole of the Old Course in 1895. It was the first building in Scotland to have a pneumatic elevator and hot and cold water in every bathroom, setting the benchmark in luxurious hospitality. The Prince of Wales (later King Edward VIII) took exclusive use of the building and many famous celebrities stayed there including Mary Astor, Douglas Fairbanks, Rudyard Kipling and Bing Crosby.

The Grand Hotel created something of a sensation being built of distinctive red sandstone which brought a splash of colour to The Auld Grey Toon. During this time the Old Course was sorely pressed for available tee times and the size and scale of St. Andrews’ newest building prompted the Royal and Ancient Golf Club to build the New Course. This in turn encouraged the town council to promote the Links Act and gain title to The Links ensuring access to world-class golf for those who lived in the town.

In the Second World War the Air Ministry requisitioned the building, transforming it into training headquarters for the Royal Air Force. Shortly after the war, the ever-expanding University of St. Andrews acquired the building and opened it as a Hall of Residence called Hamilton Hall. The University sold the building in 2004.

RESTORATION

Kohler & Co, owners of The Old Course Hotel, bought Hamilton Grand in 2010 and carried out a painstaking renovation. The building was stripped back to its outer shell and rebuilt with an additional floor being added. They restored this great building to luxurious grandeur, creating unique and desirable private residences.

Hamilton Grand now comprises 27 homes of distinction; apartments ranging in size from 1,000 ft2 to 2,500 ft2 with a reception hall and concierge; a private lounge for residents and a sensational roof terrace. The views from this roof terrace over the Royal and Ancient Golf Club and the Old Course and over the West Sands and out to sea are beyond comparison.

ACCOMMODATION

Hamilton Grand is approached by stone steps from the front. A glazed front door with entry phone gives access to the magnificent entrance hall with a grand staircase to the upper floors. The Butler’s Desk in the hall is manned 24 hours a day. Lifts, secured by swipe cards, give access to the upper floors.

Off the hall is the residents’ lounge which has a bay window to the front. Residents also have access to the roof terrace, from where there are astounding views over the St Andrews golf courses and out to sea.

No 19 is one of five apartments on the fourth floor. It is in the north elevation, high above The Scores which is the street which runs along the cliff top above the sea and is renowned as being Scotland’s most expensive street.

The apartment entrance hall has a coat cupboard, washing machine cupboard and a WC off with a glass washbasin over a Chinese style unit.

The living room has a dark wooden floor and a fireplace with Adam style mantel, coal effect gas fire and fitted wall TV above.

The Kohler kitchen has a breakfast bar and fitted units with a Belfast sink. Miele appliances include an induction hob, two wall ovens with microwave function, a dishwasher and fridge freezer.

To the rear of the apartment is the principal bedroom suite. The inner hall has a built-in wardrobe with a hanging rail and drawers. The Kohler fitted bathroom has a bath with Jacuzzi jets, separate tiled shower with seat, twin glass washbasins on a Chinese style unit and a WC.

The guest bedroom suite is off the entrance hall and has a shower room with tiled shower, washbasin with cupboard below and a WC. The bedroom has a built-in wardrobe with a hanging rail and drawers

THE OLD COURSE HOTEL

Hamilton Grand residents can enjoy hospitality at The Old Course Hotel including the Road Hole Restaurant, the Jigger Inn and Hams Hame Pub and Grill in the basement of Hamilton Grand. Butler service, a golf concierge, private chefs and full housekeeping services are available to all residents. There is parking available in the car parks at the Old Course Hotel.

Location

Hamilton Grand is set on the corner of Golf Place and The Scores in St Andrews. There is a spectacular outlook over the 1st and 18th holes of the world-famous Old Course from the shared roof terrace and residents’ lounge.

St Andrews is one of Scotland’s most ancient towns, steeped in history and tradition, dating back to the 12th century. It is a seaside town, the birthplace of golf and home to Scotland’s oldest, and one of the world’s finest universities, which was founded in 1413. This charming town has an excellent range of independent stores, hotels, restaurants and cultural facilities which include a cinema and the Byre Theatre. Market Street, a cobbled street in the centre of St Andrews, is a short walk away.

St Andrews is renowned worldwide as the Home of Golf. There are now seven golf courses under the management of the St Andrews Links Trust, including the world-famous Old Course which will next play host to the Open Championship in 2027. There are many other golf courses nearby including The Duke’s Course, two courses at Fairmont St Andrews Bay, Kingsbarns and Dumbarnie.

Leuchars railway station (6 miles) is on the main Aberdeen to London line and provides a link to Edinburgh and a sleeper service to London. Dundee Airport offers flights to London Heathrow, and Edinburgh Airport is only 50 miles away.

CONSTITUTION OF HAMILTON GRAND HOMEOWNERS’ ASSOCIATION AND ANNUAL DUES

Hamilton Grand is run by a homeowners’ association which is managed by The Old Course Hotel. All heritable proprietors are admitted to the association and must comply with the constitution.

The constitution prevents apartments being used as permanent homes with occupancy being restricted to 50 weeks per year. There is a right of pre-emption in favour of Old Course Ltd who have 28 days to match any offer accepted by a seller of one of the residences.

The Annual Dues for 19 Hamilton Grand for January to December 2023 were £24,170 comprising £19,778 for annual dues and a reserve for replacement of £4,392 inclusive of VAT.

The annual dues cover concierge, doorman and parking; landscape and grounds services; operating systems, services and supplies for the building and its public spaces; systems administration and property management; building insurance (does not cover any personal property); repairs and maintenance of the building and its public spaces.

Owners may, if they wish, place their apartment in the Rental Management Programme. The daily rates range between £1,500 and £2,000 depending on season. The income is divided between the owner and Old Course Ltd.

The Old Course Hotel administer the Rental Management Programme. The owners must have their apartment in the rental programme for a full year and can cancel their participation after one year with six months’ notice. Old Course Ltd are responsible for housekeeping services and any other administrative expenses.

Building rules state there is a maximum of 4 non-overnight visitors permitted per apartment. Renters do not have access to the common areas of Hamilton Grand, including the roof terrace and lounge. Admittance to Hamilton Grand is for those with reservations only.
