Description
The site is currently a trading car body shop which has been operating under the current ownership for the past 20 years. It is a corner plot with good access and visibility which is ideal for redevelopment purposes. The current property is a large one storey building, with circa 5,000 sqft of internal space and an expected GIA in excess of 11,000 sqft.
LocationBicester is a charming market town in the Cherwell district of Oxfordshire that beautifully balances historical character with modern growth. Its quaint town centre boasts traditional market streets, a pedestrianised zone around Sheep Street, and a vibrant local market. In recent years, Bicester has experienced rapid development, blending high-quality, eco-friendly housing with excellent transport connections, making it an attractive haven for commuters heading to London, Oxford, and beyond.
At the heart of this evolving town lies Bicester Village, a world-renowned luxury outlet shopping destination. Opened in 1995, this open air, pedestrianised shopping haven features over 150 boutiques set among beautifully landscaped streets. The village curates a mix of globally acclaimed British and international brands alongside an enticing selection of gourmet restaurants and cafés. With its picturesque setting near the Cotswolds, and its superb connectivity via rail services (including a 46-minute direct train from London Marylebone), Bicester Village offers both exceptional year-round savings and a unique, indulgent shopping experience that attracts visitors from around the globe.
The 1-bedroom flats were set to range from between 50 sqm to 68 sqm in size, with the 2 bedroom flats to range between 70 sqm to 87 sqm with one of which to be a maisonette.
A large number of the ground floor flats are proposed to have their own
private entrance along with a private patio area. Further flats on the higher floors were proposed to have balconies.
There is also space accounted for communal bin storage and bike storage separately.
The site is on a corner plot of London Road and Station approach, with the site to be built in a ?U? shape and the parking spaces to be situated in the middle of the property.
There is currently a railway crossing for vehicles located to the rear of the development, which is set to be closed and a public footbridge to be erected which will ease any potential traffic noise or disruptions.
The site was previously granted planning permission back in 2019 (18/02243/AD) to redevelop the site and erect a 3-storey block of flats, with a mix of 17 x 1- & 2-bedroom residential properties and 13 parking spaces.
The planning expired in 2022, and we believe there is a strong opportunity to
resubmit the previously accepted planning permission and to see through the building of residential flats.
In doing so there is an expected GDV in excess of £4m to be realised, however its expected that the real value might be significantly higher given the extremely rare and sought after location next to Bicester Village.
There is potential to look at submitting an application for additional flats above the 17 previously approved, STPP.
The previously accepted application had a requirement for 30% of the units to be offered as affordable housing and must follow the guidelines as such.
There was stated to be a Section 106 cost associated with the build of c. £32,000 however this is not a final figure and should not be treated as such.
