External Details

The site is on a corner plot of London Road and Station approach, with the site to be built in a ?U? shape and the parking spaces to be situated in the middle of the property.

There is currently a railway crossing for vehicles located to the rear of the development, which is set to be closed and a public footbridge to be erected which will ease any potential traffic noise or disruptions.

The Opportunity

The site was previously granted planning permission back in 2019 (18/02243/AD) to redevelop the site and erect a 3-storey block of flats, with a mix of 17 x 1- & 2-bedroom residential properties and 13 parking spaces.

The planning expired in 2022, and we believe there is a strong opportunity to
resubmit the previously accepted planning permission and to see through the building of residential flats.

In doing so there is an expected GDV in excess of £4m to be realised, however its expected that the real value might be significantly higher given the extremely rare and sought after location next to Bicester Village.

There is potential to look at submitting an application for additional flats above the 17 previously approved, STPP.

Development Potential

The previously accepted application had a requirement for 30% of the units to be offered as affordable housing and must follow the guidelines as such.

There was stated to be a Section 106 cost associated with the build of c. £32,000 however this is not a final figure and should not be treated as such.
