The station at Rowland's Castle has mainline services to London Waterloo and both the A3(M) and A27 are within a 10-15 minute drive. The cottage is set in gardens and grounds of approximately 4 acres, including paddocks to the northern end of the grounds with vehicular access from a country lane/track. The property offers a wealth of period features, including exposed beams, inglenook fireplaces and a cellar. A viewing is essential to fully appreciate all this property has to offer.

On entering the cottage, an entrance porch leads through to the first reception space, a cosy snug with an inglenook fireplace, making it the perfect welcoming space for family and friends. The sitting room leads from the snug and also offers an inglenook fireplace as well as having a bright dual aspect. To the first floor, the principal bedroom is full of character with an exposed brick fireplace and exposed timbers. There is a store cupboard to one corner and access to a good-size en-suite shower room. The second bedroom is generous in size and also features an exposed brick fireplace. The two further bedrooms are both single rooms with a family shower room located between them.

Outside, the house is approached via a gravel driveway leading to a detached garage (in need of repairs). The front garden is edged with mature hedges and trees. To the side, there is a detached, brick-built workshop. To the rear of the cottage, the gardens features a paved area with a lawn that extends away from the cottage and in to an area of mature trees and shrubs. Beyond, the gardens become a wild-style wooded area which extends towards the paddocks. The paddocks space, which are a little under 3 acres in total (approx.), are split in to two areas separated by a hedgerow. The larger paddock can be accessed from Green Lane, which runs along the northern boundary, with gated access between the two paddocks. There are timber stables to one corner of the larger paddock, although these are in need of some repair or replacement.
