Description

A handsome and characterful Grade II listed former rectory set within beautifully tended gardens in the well-connected village of Lydiard Millicent.

Description

At the heart of Lydiard Millicent and with views of the Marlborough Downs, The Old Rectory is a characterful and beautifully presented house which extends to about 7000 sq ft. The former rectory is Grade II listed and believed to have been constructed out of Bath stone in 1855, it offers much of the original character externally, including iron railings around the roof ridges and a slate roof. Internally there are stone-flagged floors, original fireplaces, stained glass windows and decorative plasterwork, which are complemented by an elegant décor scheme.

The layout is fantastic for both family life and entertaining, offering a variety of reception rooms set around a reception hall: both formal and informal sitting rooms, a dining room leading out to the garden, and a magnificent drawing room. A modern addition includes the extended and very well appointed Smallbone kitchen and games room – an inviting, relaxed space that’s ideal for family meals. A laundry room, boot room and WC is situated in an attached extension and there are extensive cellars for storage. Upstairs there are five generous bedrooms, all of which are en suite, plus a study and a further sitting room. Several rooms have wooden shutters.

Outside
Electric wooden gates open to a sweeping driveway that leads up through mature trees to a sizeable parking area in front of the house. The driveway continues around the side of the house to a detached coach house which has planning permission (13/05292/FUL) to convert the property into additional domestic accommodation. The gardens that surround the house extend to about 5.7 acres and have been a labour of love for the vendor and have been extensively landscaped to include parterre-style hedging and borders, an ornamental pond, established trees, terraces and lawns. In addition there is an orchard, productive vegetable patch with fruit cages, and a paddock.

Location

Lydiard Millicent has an active community which supports a public house, village hall and a primary school as well as the 14th-century church. Everyday shopping needs are available at either Wootton Bassett, about three miles distant, or the larger centre of Swindon which provides extensive shopping and recreational facilities.

Leisure and sporting facilities in the area include sailing at the Cotswold Water Park, golf at the Wiltshire Golf and Country Club, walking on the Marlborough Downs and many indoor sports at the Oasis Leisure Centre. Schooling in the area is excellent with a selection of both public and private schools including St Mary’s Calne, Marlborough College, Prior Park at Cricklade and Pinewood at Shrivenham.
