Description

Little Friars is a beautifully presented single story house with bright spacious accommodation extending to some 2870 sq ft of internal living space.
The Kitchen/Breakfast room, Dining room, and Family room form a wonderful bright open-plan central hub to the main living accommodation. The kitchen is tastefully fitted with comprehensive storage units and work surfaces, a large central island with induction hob, air extractor, and recessed lighting. There is a lit larder cupboard. The room incorporates a stylish bar area with wine cooler, glass shelving and cupboards. A deep bay window area, with built-in bench seating with storage, makes a lovely bright space for the breakfast table. The room is open-plan to the dining room, where glazed bi-fold doors provide access out the the south facing deck. The open-plan design continues to the family room with bespoke fitted book shelves, and a study/home office area. Double doors access the lovely main sitting room. This vaulted ceiling south facing room features a fireplace with log burner, a spectacular picture window with direct views of The South Downs, and French doors out to the deck.
There is a welcoming entrance hall, with guest cloakroom and extensive fitted storage cupboards, and there is also a back door entrance, via a fitted boot room with a butlers sink.
The bedrooms are all of generous proportions. The main bedroom has a vaulted ceiling and two sets of French doors out to the deck overlooking the garden and views beyond. It is adjacent to a further spacious bedroom, a fitted dressing room, and a bath and shower room. There are three further bedrooms, two with ensuite bath and shower rooms, and a family bathroom. The kitchen, and all the bathrooms have underfloor heating.

Outside

Electric gates give access to a long private drive which passes a stunning woodland area packed with seasonal spring bulbs and bluebells, and where there are views back towards the village. The drive gently descends to a large parking area in front of the detached double garage. Another significant detached outbuilding provides further garaging, machine storage and a workshop.
The gardens are superb, and there is power and light to the outbuildings and the deck. A lawn lies to the south of the house, overlooked by a wide hardwood deck which faces to the south with views. This is a sheltered sun-trap and an excellent place for outdoor dining. The garden is very private and secluded, and is sheltered by established trees and hedge boundaries with a summer house nestling to one side.
The old Victorian walled garden, the former fruit and vegetable garden to Greyfriars, is a unique and notable feature where there is still a vegetable garden, a pond, and an orchard of plum, apple and cherry trees. High hedges define various areas and all the while The Downs lie within the view to the south.
In all, the gardens and grounds extend to about 2.75 acres.
