Description

A bright and contemporary Cotswold stone barn conversion situated within a generous plot of about three acres including stables and paddocks.

Description

In a highly sought-after position, overlooking the beautiful village of Chedworth, this Cotswold stone barn has been skilfully converted to a very high standard. The house and its expansive grounds offers fantastic scope for equestrian use, with the surrounding area providing excellent outriding and access to competition and training venues. The barn itself has been transformed into a stylish and well proportioned residence, featuring light-filled interiors with large windows, elements of natural wood and stone, a neutral colour palette and contemporary fittings, all complementing the original features of the barn such as high vaulted ceilings and exposed beams. From all sides there are commanding views over the property’s own land and the valley below.

The 1600 sq ft of accommodation is well planned and comprises a magnificent sitting room with wood-burning stove, an open plan and well-appointed kitchen and dining room to the rear, and a bedroom with an en suite/jack and jill-style shower room which could equally be used as a study or separate reception room. Upstairs there are two generous double bedrooms, both with built-in storage, and a further bath/shower room.

Outside
The Barn is approached via a private lane, leading up to a gated gravel driveway which is walled by traditional drystone walls to the front, which, combined with the elevated setting, allow unobstructed far-reaching views across the valley. To the front of the house, a detached barn/garage and carport provides covered parking and storage.

The gardens are attractively landscaped including a paved terrace to the side of the house accessed via the kitchen/dining/family room, with a wonderfully secluded setting that makes it perfect for entertaining. Steps lead up to a second paved terrace enveloped by the lawned gardens. These lead onto the expansive paddocks, which extend to approximately three acres and can be accessed via a separate track. In addition there is a freestanding field shelter, a stable block with three stables and a tack room, plus an additional feed store. The acreage is well suited to equestrian use, with a network of byways and bridleways directly accessible from the property providing excellent hacking.

Location

Chedworth is a traditional Cotswold village located just off the Fosse Way between Cirencester and Stow-on-the-Wold. It has a pre-Norman church, a village primary school, a 17th-century pub, village hall, cricket ground and football pitch. Nearby is the popular pub, The Stump, famous for its pizzas, and a farm shop and café.

Extensive shopping, leisure and educational facilities can be found in Cirencester, Cheltenham and Oxford, including Cheltenham College and Cheltenham Ladies, Wycliffe and Rendcomb. There are further good schooling options locally in both the state and private sector, including Deer Park Secondary in Cirencester, as well as Hatherop Castle, Beaudesert and Westonbirt.

A good range of sporting opportunities in the area include various golf courses, racing at Cheltenham, sailing and watersports within the Cotswold Lakes, polo at Westonbirt and Cirencester Park and a number of high-profile equestrian events including Badminton and Gatcombe horse trials.

Communications are first class with a direct service from Kemble (about 12 miles) to London Paddington taking approximately 80 minutes. Both the M4 and M5 are easily accessible via the A417/A419 dual carriageways.
