What is your favourite room in the house and why?
In the winter it is the Kitchen and the Snug. They form the nucleus of the house for eating, chatting and relaxing in front of the wood burner. The Snug is particularly cosy. In the Summer the drawing room and the French windows which lead out to the automatic awning enables a wonderful and flexible entertaining space; it has a great view over the fields, especially in the evening sun over supper and a glass of wine.
Who do you think will be the ideal new owner?
This is a remarkable family house with great access front and back to the countryside. Horse riding, dog walking, running, cycling and gardening makes it ideal for a family who loves the outdoors. The Tangle is also just right for those who work from home; the house can be readily reconfigured to create additional home office space and it has fast broadband.
The four large double bedrooms, all with built in storage and the three bathrooms offer versatility. There are almost two separate wings upstairs which adds to the privacy and yet both have easy access to the kitchen which is at the heart of The Tangle.
What do you love most and why?
The number of rooms and the size make it a very adaptable living space. It is readily reconfigurable. The large utility room is ideal for dog owners and those who love walking or pursuing outdoor activities. The double aspect of many of the rooms allows light to flood in and provides wonderful views.
What do you love about the local community?
It is a very friendly village although also very private for those who prefer it. You can get as involved as you wish and dip in and out as it suits. The immediate local area also benefits from a raft of local experts who build furniture, refit kitchens and bathrooms, render and tile. A popular livery is on the other side of the back field. There are some excellent pubs and restaurants within a short drive. Marlborough is only 20 minutes away.
How easy is it to commute from here?
It is a very good commute. A 20-minute drive to Swindon Station and then under 60 minutes into Paddington. There are numerous trains throughout the day and at weekends.
What made you choose this property over others?
The potential of the house was evident from the moment we walked in. It has taken three major refurbishment programmes, a new kitchen and the purchase of additional land and its re-landscaping to get the house to where it is today. We have very much enjoyed living here for the past 15 years.
Ground Floor:
The ground floor accommodation offers a variety of generous, open reception spaces alongside quaint, cosy areas to cater for all family requirements. The entrance porch and hallway lead through to the principal, dual-aspect drawing room with beautifully preserved beams and the focal fireplace with inset log burner. From the drawing room, the gym/sun-room is located at the rear of the cottage. Moving back through the ground floor, there is a separate office and the cosy snug room. The kitchen is the real heart of the home. Having been thoughtfully re-designed in 2019 by the current owners, the kitchen is a versatile and sociable space for all of the family and guests to enjoy. Leading off of the kitchen, the formal dining room is just next door as well as the large, useful utility room. Completing the ground floor is the guest WC.
First Floor:
Located on the first floor are four generous bedrooms and the family bathroom. The impressive master suite features a striking vaulted ceiling, a walk-in wardrobe and a spacious, four-piece en-suite bathroom with a free-standing bath and double vanity unit. The Tangle sits on a quiet, country road with enviable views to the front and rear over the surrounding open countryside. The level gardens are a particular feature extending to just over 0.3 acres with delightful rural views. The landscaped gardens are primarily laid to lawn, with beautifully planted flower beds and further raised vegetable beds.

Tockenham is a small, charming village to the north of Marlborough and about 3.5 miles to Royal Wootton Bassett. Communications are excellent with Junction 16 of the M4 providing fast access to London, Heathrow and the West Country. The commercial centre of Swindon provides a wide range of shopping and recreational facilities with trains to London Paddington taking approximately 60 minutes. The thriving market towns of Royal Wootton Bassett and Marlborough are both nearby providing a further range of boutique shops, bars, cafes and restaurants. Footpaths and bridleways can be found in every direction, perfect for walking, riding, and other country pursuits.
