Description

INTRODUCTION - A Timeless Treasure with Modern Comforts

Welcome to Pitt House, an enchanting Grade II listed cottage steeped in history and charm, offering the perfect balance of period character and contemporary living. With its picturesque “chocolate box” façade and rich heritage, this captivating home is said to have once welcomed William of Orange following his 1688 landing in Brixham. More recently, it served the community as a much-loved restaurant before being lovingly restored and transformed into an exceptional private residence.

This cross-passage cottage has been thoughtfully updated to a high standard, blending original features with stylish modern touches. Inside, generous and well-proportioned accommodation unfolds over two floors, with traditional reception rooms on the ground floor and four versatile bedrooms above. A particular highlight is the spacious ground floor bedroom with en suite facilities and its own private entrance, ideal for guests, multigenerational living, or as a potential income-generating space. At the heart of the home lies a striking kitchen and dining room, added in the 1980s, designed to capture the best of indoor-outdoor living. French doors lead out to a beautifully landscaped garden and a sun-soaked terrace, perfect for entertaining.

OWNERS INSIGHT

Pitt House is nestled in the oldest and most historic parts of Kingskerswell Village. The house charmed us from the moment we viewed it. Despite its central location its large peaceful garden which surrounds the house gives a sense of privacy and tranquillity . The close proximity of Torquay allowed us to keep our boat on Torquay marina, making for easy access as desired.

The historical significance of our 16th Century cottage, set in close proximity to the even older church, dated 14th Century has long been of interest to local historians. We are told that when William of Orange and his Armada landed in Brixham, Torbay on November 5th 1688, he stayed the night at Pitt House on his way to Newton Abbott where his declaration was proclaimed. The heart of our home is where we gather as a family, whether in our lovely bright kitchen where many meals have been prepared and shared with family and friends or in our gorgeous sitting room with its lovely log burner or in the snug to watch a movie. At every turn we are surrounded by the historic walls of our home.

Our affection for Pitt House is matched by that of the local area itself. Initially drawn to the house and its proximity to Torquay marina and the beautiful South Devon Coastline rather that the village we quickly discovered the friendliness and warmth of the community here. The area is well served with good restaurants, lovely local pubs, a theatre, cinema and Exeter City is on the doorstep. Living so close to Dartmoor National Park gives easy access to lovely walks and cycle routes with miles of lovely uninterrupted views.

THE INSIDE

From the moment you arrive at Pitt House, the home’s history and character are unmistakable. Original oak plank and muntin screens, beamed ceilings and feature inglenook fireplaces with bread ovens and wood-burning stoves create a warm and inviting atmosphere. The entrance hallway leads to two elegant reception rooms, ideal for relaxing or entertaining. The impressive kitchen/dining room is flooded with natural light and features cream shaker-style units, granite worktops, integrated appliances, and a range-style cooker. There is also a separate utility room, a ground-floor WC, and the aforementioned en suite bedroom with its own external access, ideal for flexible living. Upstairs, a charming landing provides potential for a home office or reading nook. Four generous bedrooms offer flexibility, with the principal suite including an en suite bathroom and dressing area. A second luxurious bathroom with underfloor heating completes the upper level.

THE OUTSIDE

Pitt House is nestled within approximately 0.75 acres of beautifully maintained grounds. A curved private driveway leads to ample parking and a newly renovated double garage with additional storage. The gardens are a true haven, featuring manicured lawns, mature trees, wildflower areas, and a babbling brook meandering through the grounds, offering both tranquillity and privacy. Multiple seating areas, including a sun terrace and raised platform, invite you to enjoy the outdoors in all seasons.

LOCATION

Pitt House enjoys a peaceful setting in the historic heart of Kingskerswell, a well-connected village between Newton Abbot and the Torbay coast. Local amenities include a village church, four pubs, and a nearby Co-op. For further shopping, The Willows retail park is just two miles away, featuring Marks & Spencer and Sainsbury’s. For those that enjoy walking, there are lovely walks through woodland just a short walk from the house, with trails that lead to North Whilborough. Excellent transport links include the South Devon Expressway, providing direct access to Exeter (20 minutes by car), and local rail station at Newton Abbot where trains to London Paddington take just 2.5 hours.
