Description

A handsome early 20th-century six-bedroom house set within the Cranborne Chase Area of Outstanding Natural Beauty.

Description

King’s Court is a substantial Edwardian house, built in 1911 on land previously owned by the Longleat Estate. Constructed of brick with rendered elevations under a red clay tiled roof. The house is entered through a covered porch into a spacious split-level hallway, featuring a combination of tiled and wooden flooring, a large built-in bookcase, and a rear door that opens onto an elevated stone terrace with views over the garden. The guest cloakroom is conveniently located next to the staircase.

To the left of the hall is an impressive sitting room with a mosaic wood floor, an open fireplace with a wooden mantelpiece, and a box bay window offering lovely views of the garden and countryside beyond. Adjacent is the cinema room, complete with a large screen and windows overlooking the garden.

On the opposite side of the hallway is the dining room, which features oak floorboards, a wood-burning stove, and another box bay window with French doors opening onto the terrace. The adjoining kitchen also has oak flooring, a large south-facing window, generous cabinetry with wooden countertops, and an electric range cooker. There is a separate breakfast room and a large utility room and a further guest WC.

Beyond the main living areas, a corridor running the length of the house gives access to a series of ancillary rooms including a larder, boot room, office, and a downstairs bathroom. A side door at the end of the corridor leads to a large store room. The cellar is accessed via an external staircase.

Upstairs, the principal bedroom suite is set apart from the rest of the house, with a spacious double bedroom, a separate dressing room with floor to ceiling wardrobes, and a shower room. There are four further double bedrooms, one of which includes a washbasin, along with a charming nursery bedroom. A family bathroom with traditional tongue-and-groove panelling and a separate family shower room serve the remaining rooms. At the far end of the landing, the back staircase provides access to the ground floor.

OUTSIDE
The house is approached from the lane through a set of gates onto a gravel driveway that leads to the parking area. The gardens are predominantly laid to lawn, interspersed with a number of well-stocked borders and beds, as well as a wide variety of trees, including several magnificent oaks. The garden is partly enclosed by native hedging with a paddock, accessed through a gate to the north east. A delightful orchard with a number of fruit trees lies across the lane.

The swimming pool is enclosed by native hedging and is heated by a recently installed ground source heat pump. There is a charming summer house with French doors which also doubles up as a changing room. In addition, there is a large garage and a separate former stable, currently used as a log store but with equestrian potential.
