My mum and dad purchased this house 26 years ago after they saw it for sale on their way home from the Brecon Jazz Festival. My mum especially fell completely in love with the property, especially the gardens and the views. Having relocated from Northamptonshire, they both easily fell into their new life in the village of Linton. Over the years, they kept themselves very busy with various projects for the property and also joined lots of different groups within the area.

My husband and I have many happy memories of all the times we spent with my mum and dad at the property. Linton has an award-winning pub which is a short walk away. There is also a music festival which is held annually over a long weekend. The village is friendly with various events and activities held in the village hall. There are many public footpaths around Linton with stunning views.
The village is also very conveniently situated. You have Ross-on-Wye and Monmouth nearby. It is also not far from the M50.

We are currently enjoying relaxing on the patio in the sunshine looking at beautiful near panoramic views and listening to the wildlife.



Location:

Linton is a picturesque village, roughly five miles from Ross-on-Wye, a popular market town with a good variety of supermarkets, shops, restaurants, leisure facilities and highly regarded schools. A grand 13th-century church stands in the centre of Linton and the Alma Inn, a family-run pub, is a short distance away. At the beginning of 2024, this was crowned pub of the year by Herefordshire's branch of the Campaign for Real Ale (CAMRA) - and this accolade marked the fourth time that the inn has earned this award since the current landlords took over in 2015. Each June, the Alma Inn hosts the Linton Festival, a three-day long music festival and, later in the year, the pub also stages the one-day-long Linton Summer Sessions. Both events raise money for various charities, most of which benefit the local community.

There is a hive of activity throughout the year in this lively village- for instance; a wine club launched at the village hall in October 2021 and this venue regularly hosts various other events such as community lunches, yoga classes, live music, and much more. In addition to this, there are community-spirited initiatives around Linton year-round.
Linton is also within easy reach of amenities: There are two golf courses - The South Herefordshire Golf Course and Ross-on-Wye Golf Club - both of which are less than a mile away. It is also worth noting that the village of Gorsley is just over a mile away; this has a shop, coffee house, public house, play area, recreation ground and Gorsley Goffs Primary School, which is rated 'Good' by Ofsted. The village of Lea, two miles away, also offers a village store, garage and a Church of England primary school which is graded 'Good' by Ofsted.
The M50 motorway is approximately one mile away and provides excellent commuter links to the M5 giving good access to Birmingham and Bristol. The A40, three miles away, leads to the M4 at Newport, giving good access to Cardiff.

Three bedrooms are all found on the top floor of the home. Of these, the master is streamed with plenty of light as it is triple aspect. The elegant expanse - complete with a solid wood floor - captures show-stopping views over May Hill and the Welsh Black Mountains, while a seating area positioned between corner windows grants a peaceful space to curl up with a book. The room also has an en-suite bathroom, which is complete with a three-piece sage green suite. Of the other two bedrooms on this level, the second bedroom features built-in wardrobes and a large picture window to showcase the panoramic rural vista; with the Malvern's and the Evesham Vale in the far distance. Several outbuildings within the grounds are equipped with light and power. These include two stables which are presently used as a workshop, a stone-built barn closer to the home, and the excellent triple garage, which includes a double and separately accessed single both feature electric up-and-over doors. There is also a garden room, which would make for easy conversion into the perfect home office - complete with awe-inspiring views!

Directions:

From Ross-on-Wye, at the Travellers Rest roundabout, take the second exit and take the B4221 through Phocle Green and Upton Bishop. After Upton Bishop, take the right-hand turn to Linton, cross the bridge over the M50 and enter the village of Linton.
Pass the church on the left-hand side of the road, then take the left-hand turn, then take the right-hand fork onto The Ridge. Stay on this road for around one kilometre and Talbot's Rise can be found on the left-hand side of the road.
