Description

Nestling in the midst of more than half an acre of idyllic country gardens, is this adorable extended Grade II listed cottage surrounded by stunning countryside in an ANOB. Originally built in the 1600s it includes a Grade I Listed unconverted oast house and wonderful period features but has recently been sensitively updated.

A private road leads to a parking area and access to the entrance and outer hallway with storage facilities, a cloakroom and an inner hall with the staircase. The sitting room features wood flooring, a central beam and an archway surrounding the chimney breast and fireplace with a log burner, while the cosy snug includes fitted book shelves, a brick surround fireplace and a log burner. The stunning kitchen/breakfast room is open plan to the vaulted ceiling garden room/dining room that has slate tiled flooring, cross beams, French doors to the garden and windows providing views over the countryside. The characterful kitchen includes original flooring, a large Aga and bespoke units with granite worktops housing various appliances and a central island with a solid oak top plus an adjacent utility room.

The first floor has a glorious bathroom and three double bedrooms with exposed beams, wood floors, fitted cupboards and stunning views including the principal with its ensuite cloakroom. While the second floor has a vaulted ceiling double bedroom and an open plan sitting room/bedroom with exposed beams and great views as well as a trendy bathroom.

Planning permission did exist to convert the two storey oast into an annex and, although it has lapsed, it could probably be re-instated or replaced.

Outside there is a greenhouse, a terrace surrounded by informal gardens with its wraparound lawns, high hedging, hard landscaping, an orchard, specimen trees and shrubs including some more than 100 years old and a bridge over the winding stream.

What the Owner says:

As soon as we saw the cottage we instantly fell in love with it and the surrounding views as well as the peaceful environment. However we are not isolated as Wadhurst is only a short distance and it is just 10 minutes' drive to Tunbridge Wells.
Wadhurst really lives up to its accolade as being the ‘Best Place to Live in the UK' as identified by the Sunday Times in March 2023. It includes tile hung cottages, supermarkets, independent shops, pubs and restaurants, a farmer's market and a community cinema as well as doctors, a dentist, vets and hair and beauty salons.
