Description

17 PRIORY CLOSE, CASTLE CARY, SOMERSET, BA7 7DH

Guide Price £500,000 - £525,000

Tucked away in a peaceful cul-de-sac right in the heart of Castle Cary, this generously proportioned four-bedroom detached house offers space, light, and practicality in equal measure. Just a short walk from the High Street, shops, cafes, and all essential amenities, the location couldn’t be more convenient.

The accommodation includes an entrance hall, sitting room, dining room, kitchen-breakfast room, utility, cloakroom, four bedrooms and a shower room.

There are wrap-around gardens, off-street parking and an integral garage.

Accommodation
17 Priory Close is located in a superb position, with pedestrian access via a footpath to the High Street in just two minutes. In addition, there are idyllic views up to Lodge Hill, giving the property the best of both worlds between convenience and enjoyment of the surrounding Somerset countryside. The property requires some modernisation, but has immense potential to be a lovely home in a sought-after location.

The house is set back with a good frontage and opens onto a wide, welcoming hallway via a porch. From here, doors lead off to all principal ground-floor rooms, and a staircase rises to the first floor.

The living room is a standout – spacious, triple-aspect with a large window to the front, another to the side, and sliding doors to the rear garden. It’s bright all day and features original parquet flooring, two radiators, a TV point and a telephone point.

Off the hall is a downstairs cloakroom, with vinyl flooring, WC, wash hand basin and a window for ventilation.

A separate dining room sits adjacent, with a large window, radiator and a connecting door through to the kitchen. The kitchen itself is functional, with vinyl flooring, a good number of wall and base units, stainless steel sink drainer, and space for both an oven and dishwasher.

Beyond the kitchen, the utility room adds more workspace and practicality. It’s tiled, has a stainless steel sink, radiator, window to the side garden, space for a washing machine and fridge freezer – plus internal access to the garage, which has an electric roller door.

The staircase is carpeted and benefits from a large rear window that keeps the whole hallway and landing light and airy. Upstairs is fully carpeted, with four double bedrooms. Two of the bedrooms come with built-in wardrobes, and all have large windows and radiators. One of the bedrooms also has a wash-hand basin.

The shower room has been recently modernised. It features a large walk-in shower, WC, wash hand basin, shaving point, radiator, extractor fan and a window.

There’s also an airing cupboard off the landing.

Outside
The house sits in a wraparound garden, mainly lawned with mature shrubs, trees, and raised vegetable beds. Facing South, to the front of the property there are views over Lodge Hill. There is also a patio seating area to the rear, sheds, and water butts already in place.

The property benefits from a private driveway with off-road parking, and the garage adds further storage or secure parking.

About the area
Castle Cary is described by Sir Nikolaus Pevsner, the eminent architectural historian, as Somerset's prettiest town, set in beautiful, unspoilt countryside. The town is characterised by period buildings constructed of the distinctive honey-coloured stone for which the area is well known. It remains a delightful small market town with several traditional shops and boutiques within the Conservation Area, and a policy of strict planning control operates to prevent inappropriate development. These shops cater for most everyday needs whilst Shaftesbury, Glastonbury, Street, Wells, Frome, Wincanton, Sherborne and Yeovil are all close by and Salisbury, Taunton, Bath and Bristol are within easy driving distance.

“The Newt in Somerset”, just outside Castle Cary, is home to beautiful countryside walks set on the grounds of a Georgian country estate. The estate has a Hotel & Spa, a Farm shop, restaurants and a house & garden shop.

On the outskirts of Castle Cary is the railway station with its direct line to Paddington, and the A303 Road link is a few miles south. There are excellent state schools in the area - Ansford Academy boasts excellent exam grades, and independent schools include the Sherborne and Bruton schools, Millfield, Wells Cathedral, Hazelgrove and Port Regis.
