Debden Campsite has been owned and operated by the London Borough of Newham for over 75 years as a basic touring camping facility. However, following a strategic review, the campsite and adjoining Debden House Conference Centre, are now considered surplus to requirements.

In 2022 a Lawful Development Certificate was obtained that confirms the use of the land as a site for caravans, motor caravans and tents is lawful.

Debden House, the adjoining conference centre, is also available and is being marketed separately by Avison Young’s Land & Development team.

Location
The property is located on the north side of Debden Lane, in Debden Green, a settlement between Theydon Bois and Loughton on the eastern side of, and adjoining, Epping Forest. The site is bounded by woodland on most sides with the buildings grouped around Debden House in the southern corner.

Debden Campsite is highly accessible being located broadly equidistant (approximately 3 miles) from junctions 5 and 6 of the M11 motorway, the latter being the interchange with Junction 27 of the M25 London Orbital Motorway. Debden Underground Station, on the Central Line, is approximately 1.5 miles from the property, from where there are 8 stops to Stratford and a further 3 to Liverpool Street. London City Airport is approximately 15 miles to the south.

Central London is about 16 miles to the south west.

Epping Forest is the largest open space in greater London extending to some 6,000 acres and contains 55,000 ancient trees, more than any other single site in the country. It became a Royal Forest in the early 12 century under Henry I, with control passing to the Conservators of Epping Forest in 1878. Estimates suggest that the area received over 10 million visits in 2023.
