Description
The Dwelling - This property is unusual in a number of important ways. Firstly its position is first class, in a rural/peaceful location close to the end of a no through road deep in the Marshwood Vale. Secondly the house has been sympathetically refurbished in recent years using traditional/tactile materials, predominantly timber and stone, that have enhanced the period features of the property to great effect. And lastly, unusually for a 19th-century period farmhouse, it is not listed and therefore can be adapted substantially, subject to obtaining the necessary building regulations, to suit a new incumbent.
Accommodation - The accommodation is simply laid out with three principal living rooms on the ground floor with, in addition, a snug/study and a shower room while upstairs there are three good bedrooms served by vaulted bathroom equipped with a copper bath. On the ground floor ‘the dairy’ is laid to an oak plank floor with yew windowsills with space for a large dining table to its centre, a door to a shower room to one end and a Rayburn to the other. To the centre of the house there is a kitchen with a preparation area to one end with an electric aga with a more formal dining area to the other with views over the gardens and adjoining field behind. To the other end of the house there is a sitting room centred around the fireplace equipped with a woodburning stove behind which a window has been cleverly installed to look over the garden. In addition to the oak floor in ‘the dairy’ the remaining floors are laid to a combination of flagstone and tile giving continuity.
Upstairs all of the floors are laid to plank, with the principal bedroom having a staircase up to an open carpeted roof space. The property has a combination of double and single glazing, has oil fired central heating, a Rayburn and an electric aga all supplemented by two woodburning stoves.
Outside - The gardens are rustic and rather lovely planted in a cottage garden style with an array of a herbaceous, shrub and tree planting designed to give shape colour and form throughout the year. On the east side of the driveway there is a beautifully laid out vegetable garden and immediately behind the house there is an herbaceous, shrub and herb garden enclosed by espaliered apples in a Potager style. On the west side of the house there is a former stone and thatch piggery that has a very basic composting WC and wet room with an orchard area in front. The gardens boast an array of fruit trees including apples, pears, plums, quince and mulberries. On the east side of the property there is a useful brick barn that has a single door to one end and double doors to the other. On the drive in front of the barn there is parking for a number of cars with a wood store to one side while in the orchard area there is a greenhouse.
Situation - The beautiful Marshwood Vale is renowned for its setting and provides a variety of rural pursuits, including hunting, horse riding, water sports, sailing, fishing, walking and cycling, yet with reasonable access to a number of small towns. Historical connections abound in the local area, frequented by both Thomas Hardy and William Wordsworth. The area benefits from excellent communication being centrally located between the towns of Beaminster, Bridport, Axminster and Crewkerne. The whole is situated in an area designated as being one of Outstanding Natural Beauty, and a World Heritage Site for its magnificent Jurassic coastline, with much of the surrounding land owned by the National Trust.
