Planning and Development Potential:

The property is identified within Chelmsford's emerging Local Plan and has a draft housing allocation for around 20 units under Growth Site Policy 11B for residential development. The draft plan has been subject to external consultation (April 25) and the sites allocation has been reaffirmed on the basis that the developable area is 1 hectare, being the threshold for Small Sites.

The Local Plan and representations will be submitted to the Secretary of State (Regulation 20, 22 and 35) in June 25, and subject Independent Examination (Regulation 20) to be completed by December 25, with the Inspector's report and local plan adoption expected Q1 26.
