Description

The Meadow is an impressive detached property situated in one of Heswall’s sought after roads, and surrounded by beautifully maintained gardens and grounds. Originally a 1930’s house and smaller in stature than its present form, The Meadow has been greatly extended and modernized over the years, and now comprises a charming family home, with a tremendous degree of adaptability including the superb self contained annexe which is suitable for a variety of uses including as extension to the main house, for a dependent relative or for letting from which to derive an income.

Soon after 2012 when the present owners acquired The Meadow, the house was further improved, being re-roofed and rendered, and new kitchen and bathrooms installed. The property now provides spacious and well proportioned family accommodation arranged over two floors and served by gas central heating and double glazing. The layout is fairly traditional in style, with an impressive entrance hall with turned staircase off which are the principal reception rooms all overlooking the gardens and with plenty of natural light. The kitchen incorporates a range of bespoke wall and floor units beneath granite work surfaces, a 2 oven gas fired Aga, integrated oven and microwave, and plenty of cupboards and drawers for storage. The dining room is a particularly large room, with two sets of French doors to outside, and a lovely parquet floor.

At first floor level the living space is as extensive, comprising five double bedrooms, and three bath/shower rooms. The master suite is particularly spacious with a large dressing room incorporating extensive wardrobes. The remaining bedrooms all have either fitted furniture or plenty of space for free standing wardobes. The annexe is accessed from the dining room, but with little alteration work could be altered to provide an independent door to outside. The majority of the rooms also overlook the gardens at the rear, and there is a downstairs utility with W.C. which could be adapated to provide washing facilities should someone wish to have a ground floor wet room. The annexe is independently served by a dedicated gas boiler. It also adjoins the garage, which has previously had an interconnecting door, now boarded over, so offering scope for further extension/alteration if required.

Location

The Meadow occupies a private position in Heswall, amongst secluded grounds and close to the centre of the town. Heswall is regarded as one of the most sought after residential areas in Wirral with comprehensive services and amenities for everyday needs including numerous shops, pubs and restaurants, doctor’s and dentist’s surgeries, opticians, vets and supermarkets. The Meadow is superbly placed, being within a short distance of all of these amenities, making it ideal for families and buyers of all ages and generations.

On the recreational front there is a variety of sporting activities in Heswall, including playing fields, football, squash and tennis clubs, and popular golf club. Slight further afield is Caldy Rugby Club, Oxton Hockey Club at Caldy, Royal Liverpool and Caldy Golf Clubs, and The Neston Club at Parkgate also offers cricket, hockey, tennis and squash as well as a comprehensive socal calendar. There is also sailing and windsurfing on the Marine Lake and Dee Estuary at West Kirby.

On the educational front there are state primary schools in Heswall, Thornton Hough, Parkgate and Thurstaston, and an excellent choice of secondary schooling including Wirral Grammar for boys and girls, Upton Hall, Calday, St Anselms, Pensby and Neston. Independent schooling is available at Birkenhead, and The King’s and Queen’s Schools in Chester.

Communications

Heswall benefits from excellent road communications being under 5 miles from the M53 motorway which provides fast access to Liverpool and Chester, and connects with the national motorway network including the M56 for travel to Manchester. There is a rail link from Heswall Hills to Liverpool and Chester, from which there is a sub 2hr intercity service to London Euston, and both Liverpool and Manchester are served with international airports.

Outside

The Meadow is approached via a gated entrance to a sett drive which extends across the front elevation to an expansive parking area to the north east of the house, which was previously a tennis court. Beyond are a series of raised beds, and some useful timber garden stores and sheds. The main gardens are to the south east of the house and have been carefully landscaped and thereafter maintained over the years. There is a wide lawn with gravel paths and dense borders supporting a variety of flowering trees and shrubs. At the furthest part of the garden is a small lake, which is believed to be spring fed and provides a haven for wildlife. Along with the grounds, the lake has been well looked after and has a purpose built overflow installed connecting to the ground water drainage system. There is a path around the water, and the southerly boundary is lined with mature trees, in all providing a high degree of privacy.
