Description

THE PROPERTY.
Ford House is a particularly attractive detached Grade II Listed farmhouse which has origins dating back to the 1600’s and exudes an immense amount of period charm and character, retaining many fine period features. The property is of traditional construction with recently colour washed stone and rendered exterior elevations under a thatched roof and has a unique and rare angular plan, unusual for a Devon farmhouse. The property has undergone a significant programme of restoration and refurbishment in recent years with some of the more major works including the replacement of the windows, exterior rendering and painting, the replacement of the thatch in 2021, along with works to the interior.

Ford House has extensive accommodation which has a mellow ambience and a wealth of period features which include a magnificent inglenook fireplace with huge bressumer beam and Beerstone jambs to the sitting room. This room also has an attractive parquet floor which was likely laid during a 1930s renovation. There are also many exposed beams and timbers, massively thick walls, window seats and wonderful cruck beams to the first floor.

The accommodation at Ford House is flexible in its arrangement and benefits from two staircases giving access to the first floor where there are four comfortable bedrooms and three bath/shower rooms.

GARDENS & GROUNDS.
Ford House is approached over a long driveway (the first part of which has a right of way to a neighbouring property) which sweeps through the wooded grounds to a parking area for numerous vehicles. There is a detached stone and brick garage and to the rear of this is a further stone garage building and log store. The grounds are very well established with a great variety of mature specimen trees, shrubs and orchards, and within the grounds are some intriguing ruined walls that originally belonged to the gardens of a former country house which had a fascinating history over the years.

Immediately to the rear and side of the house are extensive lawned gardens which are also interspersed with a variety of mature plants and shrubs. In the lower garden there is a stone outbuilding (the former piggeries) which are now used as storage and outhouses. These undoubtedly have potential (subject to any necessary planning consents) for conversion for a variety of uses.

To the west of the house is a paddock where the medieval ponds were sited, and this is bordered by the Corrie Brook. In total the gardens and grounds extend to about 5.38 acres.

SITUATION.
Ford House is located in a glorious country setting within the Blackdown Hills Area of Outstanding Natural Beauty and sits within established gardens and grounds which offer great privacy, tranquility and quietude. Although rural, the property is readily accessible to the attractive and highly desirable conservation village of Stockland which is about 1.5 miles away. Stockland has a thriving community with a well respected pre school and primary school, public house (Kings Arms), village hall with playing fields and tennis courts and the ancient Church of St Michael and All Angels. About 3 miles to the south of Stockland is the village of Dalwood and this also has a community run shop and popular public house.

Approximately 6 miles to the south west is the busy market town of Honiton which has a variety of shops including many antique shops, sports centre/swimming pool and mainline rail link to London Waterloo. The Cathedral City of Exeter lies some 25 miles to the west with an excellent shopping centre, sport and leisure facilities, mainline express rail link to London Paddington, M5 access and international airport. Also, both Axminster and Chard are respectively about 8 miles away.

The picturesque World Heritage Coastline at Lyme Bay, known as the Jurassic Coast, is about 14 miles to the south and is a popular destination with its dramatic cliffs and stunning coastal walks. The renowned Colyton Grammer School, one of the country’s top state schools, is located about 11 miles away.

DIRECTIONS.
From Honiton take the A35 in an easterly direction towards Axminster and follow this road for about 2.5 miles. Proceed through the village of Wilmington and turn left after leaving the village (immediately after passing over the bridge) signposted Dalwood. At the top of the hill turn left and then take the third right signposted Broadhayes. Proceed down the hill taking the third turning on your right signposted Ford, Heathstock and Stockland. Ford House will be found after about half a mile on the left hand side.
