Situation

The attractive hamlet of Rushall near Much Marcle, is situated in south Herefordshire in the Ledbury, Ross-on-Wye, Hereford triangle. This quiet area is surrounded by beautiful, rolling countryside dotted with pastureland and cider apple orchards, for which the region is well known. This part of Herefordshire is still very much a rural community with a timeless appeal but benefits from excellent communication links to the rest of the country.

Old Hyde Cottage

* Old Hyde Cottage is an extended, period cottage, believed to date from before the 18th Century. * “Old Hyde” is an historic term used to mean “centre of the village” and there is evidence to support this being a small settlement area; long since disappeared, there are now no near neighbours. * This property comprises an original timber framed cottage with an attached single storey, L shaped barn which has subsequently been converted to extend the dwelling. * A covered entrance porch offers space for coats and boots and leads through to an inner lobby with downstairs WC. * A hallway from the inner lobby leads off to two double bedrooms, a family bathroom and a Tv/Snug room.

Old Hyde Continued

* From the hall, steps lead down to the spacious kitchen/dining room with Aga, and direct access to the delightful garden. * There is a separate comfortable sitting room, in the original cottage, with a fabulous stone inglenook fireplace inset with a wood-burning stove and a large walk-in store cupboard. * A staircase from the sitting room leads to the second floor with two bedrooms; the main double room with en-suite shower room and built in wardrobes.

The Outside

* This property enjoys a truly rare, beautiful and peaceful location with absolutely stunning views over the surrounding rural landscape and no close neighbours. * Approached off a quiet, rural lane, a private gated driveway leads to a gravelled courtyard parking area. * A range of outbuildings form the courtyard and include an office, car port, stable block (block and timber construction) with tack room/feed store with a hay barn, utilised for additional covered parking. * The courtyard outbuildings have previously had consent to rebuild as an ancillary annexe, since lapsed. * At the end of the barn conversion is a home office with an external access and electricity connected. This makes a useful home workspace and has scope for residential use.

Outside Continued

* The gently sloping pastureland is divided into 6, stock-proof fenced paddocks, with mains water supply available to all paddocks, some subject to connection. There is also a seasonal pond in one of the paddocks (dries in the summer). * An agricultural pole barn is located adjacent to the courtyard (approx. 18m x 15m) which has 4 internal stables and covered yard areas. * A delightful and established garden is located to the east of the property, with a large lawn complemented by a variety of mature trees, shrubs, and flowering plants, and overlooking the surrounding countryside. * There is a small orchard of fruit trees, including both eating and cooking apples and plum trees, with raspberry and loganberry canes and currant bushes.
