Description
A spacious reception hall with oak floor opens onto a dual aspect sitting room of over 19ft in length with wood burning stove and decorative exposed brick work. The focus of everyday living is the beautifully appointed kitchen/dining room which has an excellent range of matching units with dresser style display cabinets, low level decorative lighting, stone worksurfaces and island unit with polished stone breakfast bar. A separate utility provides useful additional storage and keeps the white goods away from the main living areas.
There are two bedrooms on the ground floor including a spacious principal bedroom with shower room en-suite and second bedroom served by well appointed adjacent bathroom with stylish contemporary white suite including freestanding bath and open sided walk-in shower.
On the first floor a turned staircase leads to an impressive vaulted family room of over 26 ft in length with a full height glazed gable end looking out over the garden to the fields beyond. An adjacent third bedroom could be used as a snug or home office if required.
Outside Weston Lodge is set well back approached by way of a long, tree-lined shared lane. Brick piers flank the entrance which leads to a parking area to the east of the house. There is also a detached garage with lighting and power. The well-established gardens are south and west facing with a terrace approached by way of doors from the kitchen/dining room. The boundaries are post and rail fence to the south and west with views to the neighbouring orchard and field. There is also a useful garden studio of just over 400 sqft.
The village of Nutbourne is situated on the Sussex coastal plain, some 7 miles to the west of Chichester and 3 miles to the east of Emsworth on the A259 close to the upper reaches of Chichester Harbour. A local shop/post office can be found in Nutbourne itself and further local shopping facilities in the neighbouring village of Southbourne. More comprehensive facilities can be found in either Chichester, Emsworth or Portsmouth whilst the railway halt at Nutbourne provides access to regular rail services from either Chichester or Havant to London Victoria in about 1 hour 40 minutes or London Waterloo in about 1 hour 25 minutes respectively. Road communications are good with the A259 joining the A27 at either Fishbourne to the east or Emsworth to the west. The A27 joins with the A3 to the west at Havant at Junction 5, providing good vehicle access to London.
