Located off the courtyard is a separate office and the range of outbuildings with lapsed planning consent to convert.
SITUATION
'The Langtons' are a collection of five villages, approximately 4 miles to the North of Market Harborough, that share a strong community ethos, centered around the well-regarded primary school in Church Langton.
Tur Langton is home to the popular public house and restaurant 'The Crown', and a thriving rural community business center 'The Manor' that includes a café, gift shop, hairdressers and fitness center, amongst other small businesses. St. Andrew's Church also provides a strong village community hub and is a rare example of a Victorian red brick-built building.
At the time of the 2011 census there were 315 residents living in 107 households, with a mix of good quality housing stock of differing ages, styles and sizes, with several listed buildings.
Nearby Market Harborough has extensive facilities, and a range of boutique shops, restaurants and bars.
SCHOOLING
There is a wide selection of state and independent schooling in the area including the local Church Langton CE (Aided) and Great Bowden Primary Schools. Preparatory schools are at Spratton and Stoneygate (Great Glen). Secondary schooling is available locally at Market Harborough, Kibworth and Uppingham, whilst notable private secondary schooling options are available at Leicester Grammar School (Great Glen), Uppingham School, Oakham School, and Leicester High School. Buses run through the village to a number of these schools.
TRANSPORT LINKS
There is a regular bus service through the village into Market Harborough where the train station offers access to London St Pancras from 55 minutes, making the area an excellent location for those wishing to travel regularly to London for leisure or work purposes. Leicester and Peterborough are easily accessible via the A47, and the M1 and the M6 providing access to London, Birmingham and East Midlands airport.
GROUND FLOOR
The Entrance Hall is accessed from the Courtyard, with a slate-tiled floor, beamed ceiling, log burning stove, seating area and staircase rising to the first floor.
To the front of the property are two characterful reception rooms. The Sitting Room has a bay window to the front and duel-aspect window overlooking the courtyard to the rear, with beamed ceiling. The open-fireplace sits centrally, with built-in cupboards and shelving to either side.
The Living Room has a bay window to the front, with multi-fuel burner centrally and a beamed ceiling.
An inner-hall gives access to the W.C and Laundry area, before the slate tiled floor leads on to the Family Room.
To the rear of the house, with bi-folding doors that open directly onto the central courtyard, is the stunning Living Kitchen. The central island has a wine fridge under, and a 4-oven AGA sits at the centre of the fully fitted kitchen. A Utility / Boot room with access to outside completes the ground floor accommodation.
FIRST FLOOR
The generous galleried landing gives way to an inner landing that in turn leads to the Main Bedroom and private Bathroom. The bedroom has a range of fitted wardrobes and duel-aspect windows. The bathroom boasts a freestanding bath and separate shower.
Three additional Double Bedrooms all have their own fitted storage, character features and are served by an independent Shower Room.
OUTBUILDINGS
Attached to the main house but accessed independently from the courtyard is a fitted Study / Office.
The main run of outbuildings contains a large Gym, Garaging, Store Room, large Barn and Stable.
The barn has a part vaulted ceiling, and stairs to a first floor above part of the barn and stables.
Planning Permission was granted in 2007 (lapsed) to convert into ancillary accommodation.
OUTSIDE
Parking is to the front of the property before wooden double gates and pedestrian gate give way to the fantastic cobbled courtyard, off of which both the main farmhouse and outbuildings are accessed.
A wonderful raised, brick and stone walled entertaining area is located toward the top of the courtyard, with the framework of the previous barn that stood there, and a mature vine providing cover and shade. A pathway opens onto the lawned garden beyond, with self-contained vegetable garden.
A five bar gate in turn gives access to an additional paddock from which lovely views can be enjoyed back over the house, village, church, and countryside beyond.
