Description

A well-presented and spacious three bedroom first floor maisonette for sale in the sought-after Upper Leytonstone area. With spacious rooms within a well-planned layout, the property offers extensive and flexible accommodation. A private garden and exceptional local amenities complete this fabulous opportunity.

Approached via a shared pathway, with a beautiful stained glass front door which opens into the maisonette’s ground floor hallway, with stairs leading to the accommodation on the first floor. An unusually large landing area offers flexibility for storage or as a study/work area, with simple white décor and a plush warm tone grey carpet.

Sharing the landing’s decorative theme, the exceptionally spacious reception room has retained some lovely original features, including deep coving, a ceiling rose and a feature bay window.

Bedroom three is a comfortable single overlooking the front of the property, while bedroom two - accessed via a hallway from the kitchen-diner - is a large double with views over the rear garden from its charming bay window. A feature wall of contemporary wallpaper complements the modern grey carpet. Bedroom one has a long run of bespoke built-in wardrobes, with plenty of space left for a double bed and additional furniture.

Accessed via the same hallway as bedroom two, the bathroom features a traditional style three-piece suite with WC, large basin and bathtub with dual shower. The walls are fully tiled, including inset feature tiles and border, and the flooring is a complementary mosaic tile pattern.

The large kitchen-diner has been cleverly designed to provide impressive workspace and room for a family dining table. An array of attractive shaker-style timber cabinets are finished with granite-effect worktops and tiled backsplashes, and there’s an integrated oven, gas hob, double stainless-steel sink, and space for a washing machine.

A part glazed door leads from the kitchen-diner out to an external staircase, providing access to the private garden. A real luxury for this type of property in this area of London, a lawned area and path leads to a secluded paved terrace, surrounded by rose trees and other mature shrubs.

Upper Leytonstone is a very popular location, with quiet residential streets, friendly neighbourhoods and all the amenities you could ever need close by. Just around the corner is the highly rated Out of the Woods café, and close by are many other exceptional hospitality businesses, including Homies on Donkeys Mexican Restaurant, Bocca Bocca and the North Star Pub. There’s a large supermarket within half a mile and many other shops and amenities close by on Leytonstone High Road. The area has excellent transport links, with Leytonstone Central Line Tube Station being less than a 15-minute walk. There are good local schools, while Leytonstone Community Sports Centre and the fabulous open spaces of Hollow Pond and Leyton Flats are all just a 5-minute stroll.

Words from the seller.
I've lived here since 1985 and the area is communal and welcoming. Lots of friendly, long-term neighbours who look out for each other. Leytonstone is gentrifying rapidly and the tube access is fantastic. Big hospital close by, schools and doctor surgeries. The home has been well maintained with many upgrades. The roof is mostly renewed, boiler regularly serviced and new pump and fan fitted recently, electrics have been upgraded, and significant interior replastering and painting. New shower pump, new carpets throughout, fitted wardrobes in master bedroom, new kitchen splashback, garden maintained, the heating is very effective, great water pressure, good loft insulation. The neighbour below keeps an amazing front garden, is extremely friendly, and very communicative on issues that require 50/50 costs for repairs.
