Situation
Guilsborough is a picturesque village, quiet and peaceful, yet alive with history and local culture, with all the essential amenities within the village. It has its own CE primary and secondary schools, church, doctors surgery, village shop and village hall.

The county town of Northampton is set to the south with a large commercial centre and extensive amenities. The town of Market Harborough is set to the north east and provides an extensive array of everyday shopping requirements, commercial centre and leisure amenities. Water sports are available at Pitsford and golf at Cold Ashby, Upper Harlestone and Church Brampton.

Access is excellent, with the A14 dual carriageway connection with the M1 and M6, whilst to the east it joins the A1 Great North Road near Huntington. Market Harborough and Kettering both have mainline stations. Trains to London St Pancras take approximately one hour, and Northampton to Euston around 55 minutes. Long Buckby Station is very close, has a large car park, and is on the Euston mainline. Birmingham and Nottingham East Midlands airports are within a short drive.

A number of schools are available in the locality, with both primary and secondary education within the village. Preparatory education is available at Spratton and Bilton Grange with secondary schooling at Pitsford, Rugby, Oundle, Oakham, Uppingham, Northampton and Wellingborough.

The Property
The Old Manse is a fine example of late 1780s ecclesiastical housing, retaining its distinctive Georgian symmetry and period detailing. A snapshot in time, it offers both architectural charm and a tangible link to the local cultural heritage and landscape. The traditionally styled kitchen/ breakfast room with central island, range cooker and pantry cupboard, offers a wonderful family living space which connects with the architect designed glazed link which benefits from underfloor heating, fabulous garden views and plenty of informal dining space. Furthermore, to the ground floor, is a snug/ playroom which has access to a useful shower room and in addition a small utility cupboard.

The first-floor accommodation can be accessed via three staircases from the main hallway, kitchen and snug playroom and provides five bedrooms, one of which enjoys an ensuite and the main family bathroom. In addition, there is a useful landing area close by the main bathroom which offers the opportunity for a dressing area if required.

Annexe
In addition to the main accommodation lies a charming annexe, formally outbuildings to the main house, which was completed in 2022, and blends sympathetically within the grounds. Attached to the main house it is ideal as guest accommodation or extended family and comprises to the ground floor a well-equipped kitchen/ dining space with French doors to the pathway and garden beyond, and a cosy sitting room with a further set of French doors with steps leading to a sun terrace. To the first floor are two double bedrooms and bathroom.

Outside
The very private and beautifully kept gardens, lie to the rear of the house, creating a very tranquil and sheltered space. Adorned with roses and well stocked borders it provides a very discreet and well-proportioned area to enjoy the southwest facing aspect with a principally walled perimeter. The original Baptist font to the former Chapel lies to the end of the garden and now forms a water feature close by to ‘The Studio’ which provides an additional office/ gym space with a good-sized terrace and pergola adjoining.

The gravelled private driveway is accessible from the village road and provides parking for a number of vehicles, with pedestrian gated access to the rear of the house and the side door to the kitchen.
