Description

A stunning Grade II-listed barn conversion with beautifully imagined, high specification interiors, in the heart of an idyllic Cotswolds village

Description

In the heart of one of the Coln Valley’s loveliest villages, this detached barn conversion provides open, light-filled accommodation on a grand scale. Wykeham House dates back to the early 19th century and was originally a smokery, with an attached granary and stables. It has been skilfully converted and rebuilt from the ground up by renowned firm Undercover Architecture, harmoniously linking the separate spaces to create one exceptional residence of more than 4,200 sq ft. In a nod to the rural setting, natural materials run throughout the home, including European oak beams, natural clay plaster walls and wood and stone-tiled floors. The exacting specification has created a luxurious yet practical and immensely comfortable home, warmed by underfloor heating throughout which can be remotely controlled by an app. The original features of the Grade II-listed barn have been preserved within the modern design and are complemented by contemporary additions that add to the premium feel.

The ground floor accommodation is dominated by the main living space of the barn, which is open plan with windows on three sides and incorporates sitting, dining and entertaining areas. The kitchen is separate yet connected via a glass box extension and features joinery from Plain English and a fabulous Lacanche stove, with ample storage and a large central island helpful for entertaining at home. There is also a cloakroom, boot room and, with northwest and southeast aspects, a ground floor bedroom and separate shower room. Upstairs each of the bedrooms is fantastically spacious with its own dedicated bath or shower room facilities – each one uniquely appointed with sanitaryware from Waterworks.

The house is offered fully furnished and finished to an exceptional standard: every part of the house is new, from the luxury wall coverings to the bespoke furnishings, including custom Maker&Son sofas, Carl Hansen & Søn table and chairs and designer lighting throughout. The style mixes hand-selected period pieces with modern classics, suffusing the house with an elegant yet relaxed aesthetic.

Wykeham House is quietly situated within this most sought-after of villages, with the outside space tucked away behind high wooden gates which open to a delightful, low-maintenance courtyard-style garden. The garden is walled on two sides creating a wonderfully private area for entertaining, and there is additional space for parking within the confines of the courtyard. The house also features a security alarm system.
