Description
PROVIDES A PEACEFUL SETTING FOR THIS CHARACTER STONE HOUSE AND ANNEXE
Built in the late 18th century of local stone with a slate roof, Greystones is not listed and over the years has been comprehensively refurbished and cleverly extended to create a stylish and comfortable home designed to make the most of the peaceful elevated position and fine views. Our clients acquired the house in 2011 and made some further alterations which give the house an exceptional blend of character features with a contemporary open plan feel and plenty of natural light. The accommodation extends to around 2,400 sq ft with three separate reception areas, three double bedrooms and two bathrooms (one ensuite) plus a connected annexe with a separate entrance that is presently configured as a large utility room and wet room downstairs with a studio/office upstairs that could be the 4th bedroom. Double glazing was installed and all the services (heating, plumbing, wiring etc.) and bathrooms were replaced as part of the last refurbishment in 2010 and our clients then put a lot of thought into creating the fabulous kitchen, dining and entertaining space in the centre of the house which has bi-fold doors opening onto the terrace which takes full advantage of the afternoon and evening sun, and the fabulous views.
The gardens at Greystones are divided into three or four distinct spaces. In the lower part of the front garden the drive rises to a generous parking and turning area off which there are various storage spaces and outbuildings. From there, steps rise to the front of the house where there is a large, paved terrace, well kept pond and a level lawn with beautifully stocked borders, all of which enjoy the fine view. Moving to the back and side of the house, the garden rises up again with a lawn and a neat kitchen garden, and beyond that at the top of the garden there is a Tool shed and Summer House/Office which also has a lovely view. The well appointed man cave (Workshop) is also noteworthy.
Greystones is very well situated on the edge of the hamlet of Broad Oak, surrounded by lovely countryside and just about a mile from the busy market town of Sturminster Newton which offers most of the shops and services you need plus the renowned Harts of Stur hardware/outdoor/kitchen store, doctor’s and dentist’s surgeries and The Exchange, a popular local community venue. For a wider range of amenities, it is only a short drive into Blandford Forum where there is a M&S Food Hall, Tesco and Lidl superstores, or in the other direction to Sherborne, with its pretty shopping streets and Waitrose. Gillingham is the nearest station (London Waterloo just over 2 hours) and the A303 is about 17 miles to the north bringing London within easy driving distance via the A303/M3. There is excellent walking, cycling and riding in the countryside around Broad Oak and many other good opportunities for sport and recreation nearby. This part of the West Country has also become well known for its highly rated schools and as well as good local primary and state secondary schools, independent schools in the area include Bryanston, Milton Abbey, Clayesmore and Sherborne, as well as Hanford, Sandroyd and Port Regis prep schools.
