The area surrounding the site is mixed use in nature, with a residential apartment building located to the west, light industrial units to the east and south, and to the north, on the other side of Cooks Lane, Kingshurst Pavilions

This site does not have any current or pending planning applications, however, is not located in the greenbelt and
appears to be relatively unconstrained from a planning perspective.

Given the location, size and shape of the site it is considered that it may be suitable for a variety of different uses, subject to planning and all other necessary consents.

Due to its high visibility to Cooks Lane, it could be a good opportunity for roadside retail or electrical vehicle charging points, alternatively its close proximity to residential areas means that it could suit a small residential development. In addition, given the surrounding uses, light industrial or trade counter uses could also be suitable.
Given that the site does not fall within the greenbelt, it would not require any demonstration of VSC for planning and
development.

Chelmsley Wood is located in the Metropolitan Borough of Solihull, approximately 10 miles south east of Birmingham city centre and approximately 7 miles north east of Solihull town centre .HS2 is currently under construction with the new Interchange Station located adjacent to Birmingham Airport, Birmingham Business Park, the NEC and UK Central and Arden Cross developments, less than 4 miles south east.

This site is situated along Waterloo Avenue, within 10 minutes from the property lies Marston Green railway station, which provides access to Birmingham city centre within 15 minutes.

The site is well connected by road, rail and air. The M42 connects to the M40 to the south allowing access to London/ Oxford. The M6 allows access to Manchester and Liverpool (northwest). Regular bus services run from Cooks Lane, through to Coventry and Birmingham centres. Birmingham International Airport is located approximately 3.5 miles to the southwest and can be accessed by car within 15 minutes and by train.

Marston Green railway station provides regular services to Birmingham New Street, Birmingham International and Coventry, which in turn provides access to London with journey times from Marston Green being around 1 hour 25 minutes or 1 hour 27 minutes with a change over at Coventry.
