Description
Set on a quiet residential street on the edge of a thriving village, this is an exceptional thoughtfully extended family home.
Exterior
An attractive and welcoming family home. To the front you have a detached double garage with internal separation – one side now functioning as a gym – hardstanding driveway for at least three cars and a well kept grass verge.
Entrance
From the free standing lamps flanking the pathway to the storm porch and all the way through the house you can see the attention to detail that has gone into the improvements to this lovely family home.
Into the hallway and there’s hard flooring, wood half-panelling and a built-in bench and boot rack with coat hangers above. The triple cast iron radiator fits the aesthetic and under stairs storage keeps vacuum cleaners and other clutter out of sight. A glazed door leads into the heart of this home – the kitchen/breakfast room.
Kitchen/breakfast room
This room is something of a showstopper. Sociable, brightly lit, plenty of workspace and still room for a breakfast table by the bi-folding doors onto the patio and garden.
There’s a large peninsula with induction hob and downdraft extractor, wine fridge and plenty of storage.
At high level you have no fewer than three combi ovens – two with steam – and a built-in coffee machine.
Worktops are Corian with generous upstands. The undermount sink has a Quooker boiling water tap.
One end is fitted out as a utility, with space for free standing washing machines and tumble dryer, more worktop space and cupboards.
Utility/WC
Opposite the utility area is the downstairs WC, with a large towel rail and plenty of hanging space.
Sitting room
A good size room with plenty of space for a couple of sofas.
Dining room
A real luxury to have a separate dining room with space to comfortably seat at least 8-10 people and still have room for the cocktail cabinet. Or if you prefer a playroom, snug, home office – whatever suits.
FIRST FLOOR
Principal bedroom
A good size double bedroom with ensuite shower room and plenty of built-in wardrobe space.
Bedroom 2
A good double with view over the garden and built-in wardrobes.
Bedroom 3
A good double, well suited to being a guest room. Built in wardrobes and hard flooring.
Bedroom 4
Currently in use as a playroom, this is a small double/large single with built-in wardrobes and view over the back garden
Family bathroom
A smart family bathroom, fully tiled and with shower over the bath, with shower screen.
TOP FLOOR
A velux window illuminates the stairwell, keeping the stairs and landing brightly lit and airy.
Bedrooms 5 & 6
Both bedrooms are doubles, each with built-in storage. Bedroom 5 is dual aspect with a window overlooking the garden and a velux to the front.
Bathroom
A rather elegant fully tiled bathroom with walk-in shower enclosure.
Outside
The north facing garden gives the best of both worlds – lots of sun at one end, escape into the shady side on hotter days.
Enclosed, laid mainly to lawn and with a generous porcelain tiled patio next to the kitchen/breakfast room, concrete slabs to the side linking the side gate to the utility and on to the garden.
Garage
A detached double garage, with up and over doors. Internally separated with a stud wall and door, this allows one side to be in use as a gym and the other as a store of bikes, sports kit and general household paraphernalia.
Situation
Churchward Grove is on the edge of the village on a quiet residential street, with wide open fields starting just at the end of the road.
Grove is the largest village in the Vale of White Horse, and dates back to 1142. Having grown from a small hamlet, the village’s housing has been planned for safe and easy access to the schools with the minimum of roads to be crossed.
Unusually for many villages today, Grove is still wonderfully self-sufficient. Millbrook Square offers a selection of shops providing everything from a supermarket to a pharmacy, dry cleaners, DIY store, bakery, off licence, fish & chips and more. All just half a mile away, roughly a 10-minute walk or a 3-minute drive. Close by are the Library, Old Mill Hall and Grove Day Centre for the Elderly.
There are a couple of attractive pubs, with more in the surrounding villages and towns. Grove also has rugby, cricket, football and badminton clubs, as well as a gym, in addition to the facilities in nearby Wantage.
For walkers, the nearby ancient Ridgeway is a must, and you’re close to the North Wessex Downs AONB (Area of Outstanding Natural Beauty). Letcombe Brook, a rare chalk stream, flows through the village.
