Description

A ring-fenced farming and sporting estate with diverse income streams

Description

The Bagots Park Estate is a diverse farming, sporting and residential estate in the heart of Staffordshire. Set within a ring fence and down a long private drive, the estate comprises a principal house, additional residential properties, productive farmland, two farm yards including commercial lets, a shoot and a large let forest. In recent years, the estate has supported a number of enterprises, including a large in-hand farming enterprise with stewardship support, a renowned shoot, commercial lets and high quality residential accommodation. Surrounded by estate land, Park Lodge is the principal house, an attractive former hunting lodge built in a Gothic style, which currently serves as high end holiday and shoot accommodation. Park lodge could equally provide an attractive principal home in an unparalleled location. There are further areas providing ancillary accommodation as well as a games room and shoot lodge close to Park Lodge. On the wider estate, there are two bungalows and a secondary house, the latter has planning permission to develop a new house with detached garaging in an elevated position which enjoys excellent views over surrounding countryside with Lichfield Cathedral in the distance.

Park Lodge
Park Lodge is an attractive house dating back to 1839. Extending to 5,888sq.ft with eight bedrooms, the living accommodation is spread evenly over two floors, with additional space provided by the cellar and attic rooms. The house includes a number of period features including wood panelling, stone, tile and wooden floors, fireplaces and stone mullion windows. There are additional rooms in the nearby Coach House and Coach House Flat.

Additional Accommodation
There is additional accommodation across the estate which includes:

- Squitch House, a detached house with planning permission to create a new and substantially larger house of 2,584 square feet, further into the garden which takes full advantage of the views, and the existing house becomes ancillary and provides garaging.

- Squitch Bungalow - A detached bungalow with two bedrooms which is currently let.

- Storeybrook - a detached bungalow occupying a position with fantastic views across to Squitch Spinney.

- The Lodge - a detached timber building which includes accommodation and is close to Park Lodge.

Farming
The estate includes 810 acres of farmland, of which 758 acres is arable land. The farm has been substantially improved over the years and now forms an excellent arable farm (having also previously been run as a dairy and livestock farm) consisting of large workable enclosures. Comprising, in the main, clayey loams classed as Grade 3 on the agricultural land classification scale. In addition to which there is some 52 acres of permanent pasture. The farm has always been managed in-hand, most recently as part of a contract farming agreement, benefiting from good onsite storage and ancillary space in the two yards. The farm is currently entered into an SFI agreement and Countryside Stewardship Schemes, providing a reliable source of income for the transitional period for a new owner.

Farm Yards
There are two farm yards on the estate; the main farmyard is positioned in the centre of the estate. This includes a workshop, grain stores, a brewery (let) and Storeybrook bungalow. At the top of the drive is Park Farmyard, a series of buildings at the rear of Park Lodge, previously the dairy and now the centre of the shoot. This yard also has a commercial tenant.

The estate as a whole generates significant income from diverse revenue streams.

Sporting
The present owners have run a successful commercial shoot on the estate for many years. The topography lends itself perfectly with a combination of woods, copses, banks and water. The Estate provides good lowland stalking and offers simulated shoot days during the summer, with on site accommodation available for guests (within Park Lodge and the Coach House) and reception facilities in the Shoot Lodge too.
