Description

A stylish North Norfolk barn conversion.

Description

Forming part of a small collection of traditional Norfolk barns, in open countryside within 1.5 miles of the coast and 6 miles of Holt, Avocet Barn is a stylish barn from which to enjoy the lifestyle of this part of Norfolk with ease.

Recently the beneficiary of a programme of updating, the barn has a wonderful sense of space and light. This is epitomised on the first floor, hosting the main living space. An exceptional room on a grand scale, with vaulted ceilings exposing the old beams of the barn, this is an area that is as adept at entertaining friends and family, as it is for a cosy evening in front of the woodburner. The open plan room has three defined spaces, with the fully fitted and recently installed kitchen and large island unit, a dining area, and then the opposite side allocated to a living space centred on a feature chimney with wood burner. Plenty of windows allow for views over the gardens and countryside beyond.

The ground floor has a user friendly layout. The entrance hall spans the width of the house, providing a direct view through the house to the charming gardens. Off the hall are the bedrooms, which include a spacious principal bedroom with en suite bathroom, a further en suite double bedroom and a third double bedroom with fitted wardrobes. A fourth bedroom is currently used as a study, mainly due to the lovely view of the gardens, with this floor completed by a shower room and useful utility room.

Outside
Avocet Barn enjoys some well curated outdoor space, providing privacy and all day sun. To the south of the house is an enclosed courtyard area, paved with gravelled beds of rosemary and lady’s mantle, whilst the high walls are clad with established grape vine and climbing hydrangea.

The main garden area is a large enclosed space that enjoys sun throughout the day, framed mostly be brick and flint walls. Immediately adjoining the house is a paved seating area, with paved path continuing alongside the lawns to a gravelled seating area. This area, currently hosting comfortably large garden seating, has a deep herbaceous border around it, creating a colourful and scented backdrop with lavender, rosemary and sage amongst other specimens. The gardens are a wonderful space to enjoy whilst also easily maintained. A pedestrian gate at the end of the garden leads to a country lane from where you can pick up nearby bridleways and footpaths.

The barn includes private parking spaces, and a garage with space for car, but more commonly used in this area for storage of bikes, kayaks etc.

Location

The property is located just to the south west of Binham. The village is deservedly one of the most popular of the traditional brick and flint villages lying just inland from the North Norfolk Coast and still retains everyday facilities including a village shop, public house ‘The Chequers, and the fantastic café/farm shop ‘The Parlour and ‘The Little Dairy’, set beside the priory in traditional farm buildings, serving excellent local food and selling local dairy produce with a cheese vending machine, raw milk and coffee. The priory church of Binham, a former Benedictine priory with some impressive monastic ruins and the fine priory church with its splendid 13th century west front, is within view of the house.

Other neighbouring villages are well served with an excellent farm shop in neighbouring Walsingham, together with public houses and 'VinedMe' wine bar, whilst nearby Wighton has the regarded 'Carpenters Arms' public house.

The picturesque Georgian town of Holt is about 6 miles and is renowned for its award winning restaurants, including Michelin starred 'Meadowsweet, boutique shops, cafes, delicatessens and galleries. Holt is also the home to Greshams Preparatory and Public School. Beeston Hall Preparatory School is further along the coast between Sheringham and East Runton. The North Norfolk Coast at Stiffkey is about 1.5 miles to the north and Blakeney about 3 miles. The North Norfolk Coast, much of which is classified as an Area of Outstanding Natural Beauty has excellent beaches, good sailing and bird watching facilities. There are well regarded golf course at Cromer, Sheringham and Old Hunstanton.
