Description

A distinctive and elegant Grade II Listed 17th century farmhouse with historic Kentish barn, in a central village location, within a plot of just under an acre.

Barton House is a distinguished 17th century former farmhouse, believed to have been constructed circa 1675. Retaining the name Barton Farmhouse until the mid 20th century, the property exudes historic charm and architectural character throughout with the Dutch gable end being of particular note. Situated in a central and picturesque village setting, adjacent to the village pond, the house boasts beautifully maintained formal and informal gardens, a remarkable and well maintained thatched Kentish barn, and a collection of outbuildings that enhance its appeal.

The main house presents elegant and well proportioned accommodation arranged over three floors. Its handsome brick façade features a distinctive Dutch gable end, believed to be indicative of construction by Huguenot refugees who settled in the Sandwich area in the late 1600's. Internally, Barton House offers an array of period features, including exposed beams, character fireplaces, and carefully preserved historic detailing. The kitchen, believed to have been added approximately 150 to 200 years ago, retains signs of an original staircase and may have once featured a vaulted ceiling. The floors are laid in traditional natural slate, complemented by antique handmade herringbone terracotta tiles, supplied and laid by Fired Earth.

Heating and comfort have been sensitively modernised, including two professionally installed wood-burning stoves. The smaller, a 5kW Nestor Martin, is set within a rare bell-backed inglenook fireplace, while the larger is a Franco Belge model with an approximate 10kW output, both supported by lined and insulated chimneys.

The bedrooms are all of a very generous size. Four of the five are bedroom suites, with the fifth having a jack-and-jill bathroom arrangement with the neighbouring bedroom.

OUTSIDE

Barton House is approached through electric wrought iron gates opening onto a gravel drive. An Italianate water garden, complete with a central pond and fountain, surrounded by established beds filled with flowering shrubs sits to one side of the drive, and a large York stone paved area leads to the front door on the other side. Accessed from the kitchen, French doors lead onto a beautifully planted secluded walled garden between the house and the barn. A paved patio with York stone slabs benefits from outdoor lighting and an irrigation system. The ornamental garden features raised flower beds and paved pathways, all enclosed by high walls offering excellent privacy.

The grounds include a triple garage, including a pit for car enthusiasts and a workshop. There is a summer house, with power, a wood store, and original Hartley Botanical greenhouse, now once again available as part of the Heritage Range.

About Bright and Bright, Deal

29 Victoria Road, Deal, CT14 7AS
Industry affiliations:Industry affiliation logo 0

BRIGHT & BRIGHT is one of the oldest estate agencies in Kent, having been established over 100 years ago.

Roger Bright and his mother took over the established business of Frank Day & Co in 1952 and renamed the firm Bright & Bright. The history of Frank Day & Co can be traced back to just before the First World War with the firm moving to the present offices in Victoria Road in 1937. In the 1980s the business was sold to Mrs Pam Long. She then sold the business to Brian Thorpe who developed and expanded it further until 2012.

In April 2012, the business was taken over by the Colebrook family. Nigel Colebrook has over 50 years experience in estate agency and a very full and expansive knowledge of East Kent, its properties and the people who live and work here. Over the years he has dealt with some of the most important sales of individual, period and country properties (including The Salutation in Sandwich) in East Kent.

In April 2014 Nigel's daughter, Becky Lead, joined Bright & Bright and became a director.

The policy of the business is to provide a personal and professional service specialising in the sale of period homes, individual and country properties together with marine residences and cottages throughout the East Kent Area. Whilst retaining the firm's traditions and reputation, Bright & Bright keeps a keen eye on market trends and the future as Agency moves forward in the internet age and digital marketing.

Our agency has established itself as THE boutique agent to go to in Deal.
