A SMALL PARCEL OF LAND WITH FEW MAINLY CONIFER TREES EXTENDING TO 2,671 SQUARE METERS (APPROX. TWO THIRDS OF AN ACRE) LOCATED ON THE FRINGE OF THIS SOUTH SHROPSHIRE MARKET TOWN OF CHURCH STRETTON.

The coppice of Land is located on the upper slopes of Trevor Hill and approached from the end of Trevor Hill over a public footpath. It is presently covered with few mature conifers and extends to just over half an acre.
The location is slightly elevated from the footpath on the left hand side and enjoys superb views over the Stretton Valley towards the surrounding hills. It lies close to a residential area with a mixture of modern and early 20th century properties.
Originally scheduled as a building plot by The Church Stretton Land Company Ltd, in the early 1900s.

THE TOWN OF CHURCH STRETTON

Church Stretton lies amidst the south Shropshire Hills midway between Shrewsbury (13 miles) and Ludlow (14 miles) along the A49 road. It can claim to be one of the most beautifully situated towns in England and attracts walkers and country lovers from all over the UK. It is a really thriving community with societies, clubs, cafes, public houses and restaurants. Including the neighbouring villages of All Stretton and Little Stretton it has a population of around 5,000 and being a popular market and tourist town it offers excellent shopping facilities including a supermarket, specialist shops, such as ladies and men's fashion shops and a building society agency situated within Wrights Estate Agents.

There are churches, excellent education and recreational facilities including the 18 hole golf course. The 'Mayfair' community centre and GP practice, together provide health care. There are good rail communications and bus services. Telford lies within easy commuting distance where the M54 gives easy access to the West Midlands and Birmingham.

PLANNING: The land has no existing planning permission. The owner has not submitted any plans, although any prospective purchaser can apply or use the plot for other purposes. The Church Stretton Golf Club is located also at the top end of Trevor Hill. There is an existing sewerage pipes on the plot, as originally it was in the Stretton Development plan, connecting to the town.
