Next we come to the kitchen / breakfast room. All to often these words are banded together and very often don't actually live up to their claims....however in this home, the kitchen / breakfast actually does as it says.

You can comfortably fit a four seat table and chairs in, with room to spare. The kitchen offers work-surfaces over all four walls and provides ample space for food preparation and also the many 21st century gadgets that we've become so used to. It also hosts a vast selection of floor and wall mounted stylish units, a problem that so many new home owners get. A large, leaded window lets light in and the tiled floor makes for easy maintenance. A propane gas tank runs the five ring hob that sits on top of the electric oven, so you can get the best of both worlds when cooking.

The utility room is located just off the kitchen , with more storage cupboards and worktops as well as a rather lovely butler sink. There's plumbing for your washing machine and drier, as well as a home for your boiler, which is regularly serviced and running smoothly. Dual aspect windows let the light in and a door opens to the lower section of the rear garden.

Now we head up the solid oak staircase to the first floor landing. This runs the full length of the home bordered by a stylish oak banister to prevent any accidents.
