THE PROPERTY

A stylish and well presented two bedroom cottage for Sale in the heart of the Village of Bere Alston.  You can’t really get more “Bere Alston” than living just off the Village centre in the heart of this thriving community.   If you want to throw yourself into village life you’ll be sure to receive a warm welcome.

The cottage is ideal for a first time buyer or a step up or down in to village life and a great base to explore the Bere Peninsula (area of Outstanding Natural Beauty AONB), Dartmoor National Park or the fabulous coastline of Devon & Cornwall.

You also have your very own secure private rear garden, with a stylish walled and fenced garden, laid to artificial grass and a sun trap area, perfect for entertaining guests or relaxing in the afternoon or evening sunshine.  A gravelled path leads to a detached insulated outbuilding (2.32m (7'6'') x 2.53m (8'3'') with power and light that has been converted in to an outside office or workshop.  A great space for additional storage or a quiet space to get some work done.

Within the cottage the accommodation includes an open plan kitchen/living dining room with the kitchen area with shaker style matching base and eye level units with round edged worktops, tiled splashbacks, stainless steel sink with drainer and mixer tap, fitted four ring gas hob with electric oven under and extractor hood over and an integrated fridge.

There is a separate utility to the front with space and plumbing for a washing machine and space and plumbing for a fridge/freezer and a double glazed window to front.

The cosy living space includes wooden flooring and a inset cast iron wood-burner on a granite hearth which adds style to this charming cottage.

Upstairs there are two bedrooms with the 2nd bedroom having a double glazed window to front and exposed beams and bedroom one, again with exposed beams and a double glazed window to front.  Both bedrooms have radiators.  From the stairs is an overhead storage space which also houses a modern mains gas combination boiler which serves the central heating and domestic hot water.

The modern shower room is fitted with a three piece suite with tiled floor and surround with fitted shower with glass screen, low level WC, pedestal wash hand basin, heated towel rail, wall mounted mirror and ceiling spotlights.

You may not expect it, given the central village location but there a communal parking area to the front and although on a first come first served basis, it's a handy feature to the cottage.  However there is quite a bit of on street parking in Fore Street and the village centre if ever required.

But if you’re also looking to maintain a life outside of the village, Bere Alston is in a handy location between Tavistock and Plymouth.

With a fantastic bus service you rarely will need the car to get Tavistock or Plymouth.  And with the village having it's own train station there is a connection to Plymouth for day trips or travelling longer distances.

But you don’t need to venture far for your daily essentials.

The village has a Post Office & Premier store, Co-op, butchers and a pharmacy, all within a hundred yards or so from your front door.

The estuary location on the Bere Peninsula makes Bere Alston a great base if you’re into cycling, running or just want to enjoy the outdoors.

It's always best to put your house on the market before you find a property

The estate agent acts for the seller and is there to get the seller the best price possible

Understand the length of time it can take - 14 weeks from when you accept an offer, or have an offer accepted to move in! A long time!

It can get stressful, but speak to your agent and your solicitor and they will put you in the picture

Be nice to estate agents - we're pretty nice people, offer some great advice and will help to get you moved ;-)
